Job Summary:
As a Porter you will play a vital role in ensuring the cleanliness and maintenance of the property's common areas, including front breezeways, balconies, walkways, pool areas, elevators, lobby, stairwells, restrooms, parking lot, garage, front entrance gate & signage, flag poles, dumpster area, dog run area, sidewalk to boardwalk, and lakeside retaining wall. You will also be responsible for handling light maintenance tasks, including painting, light repairs, and changing light bulbs. Your attention to detail and commitment to maintaining a clean and welcoming environment for residents and guests is crucial.

Schedule: Sunday-Saturday, 7 days per week

Mon & Tues: 9 am - 1 pm

Sundays & Wed-Sat: 8 am - 4 pm

60 hours per week

**Key Responsibilities**:
Front Breezeways, Balconies, Walkways:
Daily blowing of all public areas.

Spot clean spills.

Report resident items or unknown items to the Property Manager.

Clear cobwebs from ceilings, walls, floors, and railings on a scheduled basis by section.

Rotational cleaning of windows by section.

**Pool Areas**:
Daily blowing of the pool deck.

Empty trash receptacles and install can liners, taking trash to the dumpster.

Cleaning trash receptacles and lids.

Straightening furniture and ensuring it's in the start position.

Cleaning furniture as needed.

Removing cobwebs from furniture and pergolas.

Checking grills and fire pits and straightening/cleaning as needed.

Reporting noticeable pool issues or any damages.

Brushing off pool equipment and keeping it tidy.

Replenishing the propane tank in the brown box as needed.

**Elevators and Lobby**:
Daily cleaning and polishing of elevators inside and outside.

Reporting malfunctioning elevator cabs.

Daily cleaning of elevator tracks.

Daily cleaning of the lobby area, including removing cobwebs, bugs, and debris.

Weekly cleaning of windows in lobby areas using tools (windows open outwards).

Mopping or brushing floors daily.

Daily cleaning of door glass.

Emptying trash receptacles and installing can liners, taking trash to the dumpster.

Cleaning trash receptacles and lids.

**Stairwells**:
Daily walk-through to remove trash and spot clean floors.

Weekly cleaning of doors and handles.

Monthly brush cleaning of stairs and landings.

Daily cleaning of handrails.

Weekly removal of cobwebs.

Daily cleaning of spots and spills.

Weekly cleaning of windows at stairwell landings using tools (windows open outwards).

**Restrooms**:
Daily cleaning of entrance doors and handles.

Restocking toilet tissue, hand towels, and soap.

Emptying trash receptacles and installing can liners, taking trash to the dumpster.

Cleaning trash receptacles and lids.

Daily cleaning of mirrors and disinfecting toilets, urinals, sinks, countertops, and faucets.

Monthly washing of walls and doors.

Weekly cleaning of vents and removal of cobwebs.

Daily sweeping and mopping of floors.

**Parking Lot, Garage, Front Entrance Gate & Signage, Flag Poles**:
Daily emptying of trash receptacles and installation of can liners, taking trash to the dumpster.

Daily cleaning of trash receptacles and lids.

Weekly cleaning of gate control keypad and gate.

Weekly cleaning of signage.

Rotational removal of cobwebs from the garage ceiling.

As-needed cleaning of spots and spills; treating oil spills with sand and sweeping to remove.

Daily sweeping of high-traffic areas in the garage and policing areas while removing trash.

Daily inspection of accessible storage rooms in the garage, reporting any damage or leaks and sweeping and tidying rooms as needed.

As-needed changing of flags on 3 flag poles.

**Dumpster Area**:
Daily picking up of trash and debris from inside and outside the dumpster enclosure, placing

trash inside the dumpster.

Daily notification to the Property Manager if trash is left outside.

Dog Run Area, Sidewalk to Boardwalk, Lakeside Retaining Wall:
Daily removal of trash and cleaning receptacles; taking trash to the dumpster.

As-needed cleaning of bird droppings from the property side of the wall.

As-needed replenishment of dog waste bags.

**General**:
Reporting damage, malfunctioning equipment, unsafe conditions, and lights out to the Property Manager daily.

Monthly meetings with the Property Manager for quality control and feedback.

**Landscaping**:
Work with a variety of tools and equipment to perform tasks such as planting, mowing, pruning, and other landscape maintenance duties. This requires a strong attention to detail.

Responsibilities: Landscape Installation: Plant and transplant trees, shrubs, flowers, and other

plants based on landscape designs. Install and maintain irrigation systems. Lay sod, seed lawns, and install various ground covers.

Maintenance: Perform regular lawn maintenance tasks, including mowing, edging, and weeding.

Design and Planning: Collaborate with the Board of Directors and Management to plan and execute landscape designs. Select appropriate plants, materials, and decoration
