Custodian/maintenance

**Overview**:
**Responsibilities**:
A list of cleaning duties is below. However, this list is not exhaustive; anything inside or outside of the building that needs cleaning or maintenance attention may be considered under the custodian’s care. The custodian should take initiative to clean as needed and consult with the staff and Properties Board regularly to see what they would like done.

**1**. Shall be responsible for the daily cleaning and upkeep of the following general areas throughout the school building.

a. Fixed flooring
- i. Waxing all tile flooring at least once a year.
- ii. Gym floor to be every other year or determined by Properties/Administration.
- b. Fixed furniture (including classroom sinks)
- c. Entry way flooring mats.
- d. Trash receptacles
- e. Bathrooms

f. Lunchroom tables

g. Windows and sills

h. Painting of walls, floors, and other fixtures.

i. Hot lunch room

j. Kitchen will be cleaned including overhead piping and lighting once during summer break

**2**. A list of summer duties and projects will be developed annually with the input of the staff and Properties Board. These projects may vary or need contractors help.

3. Shall be responsible for the maintaining, upkeep, and minor repair of the following.

a. Lighting systems (including the changing of ballasts).

b. Plumbing systems

c. Air handling equipment (including fan motors)
- i. Ventilators (including filters)
- ii. Air conditioners (including filters)

d. Boiler systems

e. Water heaters

f. Compressors (pneumatics)

g. Electrical systems

h. Gutters

i. Rooftop equipment

j. All cleaning equipment

k. All hand tools for custodial use

l. Exit doors

m. Maintain all playground equipment and play area

n. Garden tractor, attachments, and snow removal equipment. Switching out attachments is custodial responsibility.

o. Identify major repairs and report to the Properties Board/administration

p. Any other tasks deemed necessary by the administration or Properties Board

**4.** Shall be responsible for training staff and specific individuals on the operations of property mechanicals and equipment.

**5**. Shall be responsible for inventory and restocking of all cleaning supplies, maintenance supplies and restocking of toiletry supplies.

**6**. Shall be responsible for the cleaning and maintaining of outside school equipment and property.

**7**. Winter outside maintenance to include:
a. Snow removal
- i. Sidewalks of both the Church and school
- ii. Church entries, steps, and landings
- iii. School entries before school and at pick up times
- iv. Communicate with snow removal contractor

b. Salt and sand parking areas and sidewalks when needed.

**8**. Outside spring, summer, fall maintenance

a. Mowing and string trimming of church and school grounds as needed or directed

b. Trimming of landscapes as necessary

c. Weed control of both Church and school properties

d. Fall leaf and landscape clean-up

**9. **Shall be responsible for being the liaison with outside contractors doing work in and around church and school.

**10**. All goods and services shall require a purchase order with property/administration approval.
