**Summary/Objective**

Experienced and organized Property Management Professional with a focus on client / tenant relationships. This role oversees a client portfolio of 25+ Commercial and Residential properties throughout Northern Rhode Island and Central Massachusetts. The property manager will be serving as the primary liaison between the client and company and will work in a team setting to handle client and tenant communication, enforce lease compliance, and conduct internal and external meetings.

**Essential Functions**
- Package and deliver monthly owner reporting including Executive Summaries, Financial Reports, and Maintenance Records on or before the contracted due date
- Plan, Structure, and Lead monthly, quarterly, and annual meetings with Property Owners and Association Boards
- Oversee of collection of rent, utility, and other payments; enforce late fees for tardy payments
- Manage lease renewals, tenant rental increases, etc.
- Work with appropriate internal departments to produce annual operating budgets
- Monthly monitoring and analysis of property financials
- Supervise team of assistant property managers
- Supervise team of maintenance technicians
- Contribute to development of preventative maintenance policies
- Develop and document property policies and rules
- Maintain and update property records as necessary
- Document expenses, invoices, receipts, and warranties
- Maintain a positive relationship with renters and tenants
- Monitor and maintain owner property insurance policies and records
- Monitor and maintain Tenant insurance certificates as required by lease
- Assist in new client property onboarding
- Understand and manage day-to-day requirements of each property
- Perform periodic inspections of properties

**Competencies**
- Bachelor's degree in business administration, real estate, accounting, public administration, or finance
- Three years of property management, supervision, or related experience
- Knowledge of local, state, and federal property regulations
- Display strong organizational and time management skills
- Ability to create multiple timelines, budgets, and schedules
- Excellent verbal and written communication skills
- Able to analyze problems and strategize for better solutions
- Have a clean driving record
- Display the ability to work in a team environment
- Have excellent customer service skills
- Display ethical conduct
