We are seeking a vibrant, enthusiastic new team member to fill a leasing consultant position at our West Covina location. Our newest member to our team must thrive in a very fast paced work environment. The position is a 251-unit, garden style apartment community. Previous leasing experience is a must with a thorough understanding of common property management protocols. Experience with Knock, AppFolio, online and social media advertising and the Microsoft Office Suite are a preferred. The property features brand new amenities, upgraded interiors with more exciting property improvements to come.

COMPENSATION

$20-$21/hour plus leasing and renewal commission

Annual performance bonus

**This position does not come with an apartment**

MARKETING AS DELIGATED BY THE MANAGER
- Maintain online advertisements
- Monitor advertising effectiveness. Gather information about market competition in the area
- Prepare the model apartment and the rental office for business
- Check amenities and common areas for cleanliness including but not limited to: pool areas, fitness center, play areas, BBQ area, parking lots and laundry facilities

LEASING
- Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.)
- Immediately record all telephone and in-person visits in software system (Lead2Lease)
- Use good salesmanship in renting the apartments in accordance with Fair Housing Guidelines
- Inspect available “market ready”, communicate related service needs to Community Manager or Maintenance Technician
- Ensure apartment is ready for resident to move-in on agreed date
- Oversee details of move-ins and move-outs, with special attention to maintenance quality and accuracy of lease agreements

PUBLIC RELATIONS AS DELIGATED BY THE MANAGER
- Communicate with the residents, supervisor or owner, suppliers and neighbors in a professional manner to accurately portray Fairmont's standard of excellence
- Resolve any conflicts with or between residents as smoothly as possible. Strive to communicate as clearly as possible to avoid problems before they arise
- Be businesslike, well mannered, courteous and generous in dealing with the public and with residents
- Maintain a strictly professional relationship with residents, vendors and co-workers, being careful not to create personal relationships that may lead to conflicts of interest

ADMINISTRATION AS DELIGATED BY THE MANAGER
- Maintain complete records for rental collection, maintenance, staff and payroll. Maintain orderly and accurate files for each unit
- Collect rental payments, issue all notices and complete paperwork for evictions when necessary
- Continually upgrade security and safety procedures. Assist in training staff and residents to take wise precautions
- Assist in creating and supporting a team environment
- Produce lease and complete appropriate paperwork and input information on the Company's Property Management Software (OneSite) accurately and on a timely basis
- Oversee and distribute all company or community-issued notices
- Consistently implement community policies

OPERATIONS AS DELIGATED BY THE MANAGER
- Assist in Supervising the operation and use of recreational facilities
- Utilize Facilities and Facilities Mobile or other current software for managing both service requests and preventative/routine maintenance. Inform the residents of the expected completion time for their request. -- Follow up on service requests to ensure that work was satisfactorily performed.
- Learn and ensure compliance with all company, local, state and federal safety rules
- Ensure that unsafe conditions are corrected in a timely manner

RESIDENT RETENTION

**-**Listen to resident requests, concerns and comments
- Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters
- Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis
- Stimulate resident pride in the property by providing services and, where possible and appropriate, planning and organizing both recreational and social activities

ESSENTIAL JOB DUTIES
- Complete Fair Housing training annually and comply with guidelines at all times
- Demonstrate an ability to support and contribute to community team.
- Demonstrate strong oral and written communication skills.
- Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
- Must possess a positive attitude and the ability to smile under all circumstances.
