**Job description**

Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems. Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping in a Pharmaceutical environment.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Operate, monitor, repair and maintain the facility’s environmental controls, emergency power, electrical, HVAC and lighting systems as required for the safe and efficient operation of the facility.
- Responsible for maintaining property grounds.
- Follow the preventive maintenance program, energy management program, and standard operating procedures for all machinery and equipment.
- Perform repairs and maintenance tasks such as re-lamping, replacing ceiling tiles, filters and belts as required.
- Record and log all work performed in CMMS, complete work order tickets and compile all required reports in a timely and complete manner.
- Promote a safe working environment for all employees by following the safety and emergency protocols as set by Xbiotech.
- Read and interpret performance charts and control panels on equipment to evaluate the efficiency of each system.
- Respond to routine, precautionary and emergency alarms from building automation systems.
- Maintains walls (interior and exterior) of entire complex including all drywall repairs, sanding, and repainting and maintain inventory.
- Maintain an effective working relationship with clients, employees, contractors, vendors and others encountered in the course of employment.
- Will be required to enter clean room environment and maintain a yearly certification.
- Frequent bending, carrying, moving, climbing, working from various heights, lifting 15-50 pounds, sitting, exposure to moderate to loud noises, extensive walking through the building.
- Maintain Xbiotech Company vehicles by inspecting daily, refueling, washing and cleaning.
- Will be required to operate forklift, scissor lift, pallet jacks.

Qualifications:
The qualifications listed below represent the credentials necessary to perform the essential functions of this position. To be successful in this position, an individual must be able to perform each essential duty satisfactorily.
- High school diploma or G.E.D. and three (3) years full-time experience at a facility; or equivalent combination of education and experience. Some technical support school or advanced electrical or refrigeration courses is preferred.
- Must hold a valid Driver’s License.
- Understand the methods, principles and practices required for the operation and maintenance of the mechanical and electrical systems.
- Familiar with operational procedures, facility capabilities, industry terminology, event-related services and technical requirements for the types of events anticipated at the facility.
- Knowledge in general techniques in plumbing, electrical wiring and ventilating systems to be able to assist the HVAC and Electrical technicians as needed.
- Understanding of door hardware, locks, key machine, door closers, etc.
- Possess any licenses, certificates or training required by local, state or national authorities for the operation of the equipment found in the facility.
- Ability to read and comprehend blueprints, drawings and other related materials.
- Ability to follow and adhere to all safety precautions, building codes, rules, regulations, risk management and emergency procedures.
- Ability to operate equipment such as light trucks, pallet jacks, forklifts, pressure washer machines or other light power driven equipment.
- Ability to operate monitoring controls and a personal computer (light use) using 24/7 Work Order System Windows and Microsoft Office software E-mail.
- Ability to follow oral and written instructions and communicate effectively with others in both oral and written form.
- Ability to work independently, exercising judgment and initiative.

IMPORTANT EDUCATION
- High School Diploma of GED Equivalent
- Graduate of apprentice program or trade school preferred but not required.

IMPORTANT EXPERIENCE
- 3+ years of related work experience in operating mechanical, electrical, and plumbing systems in an industrial property setting.

PREFERRED EXPERIENCE
- Possess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)
- Basic Computing Skills in Outlook, Excel & Word
- Experience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.
- Thorough knowledge in all building systems operations, maintenance and repair.
- Data input to CMMS.
