**SUMMARY**:The Maintenance Specialist position performs a variety of skilled and semi-skilled maintenance and repair duties on Agency owned and managed properties, and related facilities. Responds to any of a variety of maintenance needs, often with very little advanced notice and with a selective degree of urgency. This is the journey level class in the maintenance worker series. Employees at this level are required to work independently and be fully trained in all procedures related to assigned area of responsibility.

**ESSENTIAL FUNCTION STATEMENTS** - _Essential and other important responsibilities and duties may include, but are not limited to the following:_
- Perform a variety of skilled and/or semi-skilled maintenance in the trades of carpentry, plumbing, drywall, electrical, painting, landscape, locksmithing, appliance repair, and custodial;
- Operate and maintain a variety of hand and power tools and equipment used in the performance of various assigned duties;
- Assist with completion of resident work orders daily;
- Maintain an organized, clean, and safe work area;
- Assist with unit turnover to include painting, cleaning, and general maintenance;
- Comply with all established site safety and hazardous communication standards;
- Maintain accurate records for all work orders; preventive maintenance and site inspections;
- Abide by all local, State and Federal Fair Housing guidelines;
- Perform on-call as part of on-call rotation schedule.

- Advance knowledge of multi-family building systems and maintenance;
- The proper use of hand and power tools and equipment;
- Operating electronic devices including tablet, smartphone, and computer;
- The proper use of dry, liquid, aerosol chemicals;
- The proper use of Personal Protective Equipment (PPE);
- Occupational hazards and standard safety practices;
- Pertinent Federal, State and local codes, laws and regulations.

**Experience and Training Guidelines** - _Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be: _High school diploma or GED and 5 years of relevant building maintenance experience.
**License or Certificate**: May require Proof of valid California Driver’s License and driving record acceptable to HA insurance carrier required dependent upon area needs.
**WORKING CONDITIONS**
**Environmental Conditions**: While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at job sites. The noise level in the work environment and job can be loud.
**Physical Conditions**: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires moving about, bending, kneeling, stooping, crouching, crawling and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
