POSITION OVERVIEW: The Construction Project Accountant reports to the Manager of Project Accounting. This position handles several functions to include performing and overseeing all aspects of construction accounting and compliance requirements for interior and capital renovations projects for our commercial properties.

ESSENTIAL DUTIES & RESPONSIBILITIES
- Manage all project related billings daily for accuracy to ensure proper coding to the correct job, contract, and GL prior to Accounts Payable batch posting.
- Oversee financial risk management for all projects and maintain accuracy of job budget to the lender's escrow budget.
- Manage project timeline as a result of any project changes and property/lender deliverables.
- Review all project variances, mis-coded costs, over/under billing analysis and monthly project accruals.
- Prepare monthly Lender Escrow Draw Packages in accordance with Lender requirements for review and approval.
- Reconcile and monitor capital funding to ensure timely payment of construction invoices Prepare weekly check run for review and approval.
- Run monthly financial job cost reports for project team members and assist with understanding reports.
- Perform monthly budget revisions and job costs adjustment in conjunction with the review of the Monthly Job Costs Reports and the General Ledger accounts to ensure accurate monthly project costs.
- Review monthly construction management fee invoices to ensure accuracy of the fee calculation.
- Perform property level reconciliation of capital costs to ensure accuracy of over-all capital plan for the property and for the lender escrow accounts to identify cash needs.
- Perform project close out reviews to include accounting and construction systems as well as audit project documentation to ensure correct cost & fee analysis each quarter.
- Assist project team members in tracking all costs associated with current projects and assist in completion of project deliverables to Joint Venture partners.
- Respond to internal customers' inquiries daily relating to assigned projects.
- Ensure all deadlines from extended Project Team are met for all monthly accounting deliverables to ensure timeliness of the property financial reporting package.
- Provide support as requested for property year-end audits.
- Special projects as assigned.
