Newport Pacific Capital Co., Inc. is looking for a Full Time Manufactured Housing Community **Maintenance Technician **or an Upscale Senior 55+ affordable manufactured housing community in Irvine, California.

**Day to Day**:
Complete grounds maintenance work as directed by Property Manager.

**Your Leadership**:

- A minimum of two years ideally in Manufactured Housing Community Maintenance, Multifamily Maintenance, and or in Facilities Maintenance role for similar size property.
- A customer-focused mentality is key.
- Outstanding communication skills, both written and verbal.
- Proficiency with various software, apps, and computer programs.
- A polished, sharp, professional appearance.
- Has the ability to participate in an on-call emergency rotation, responding in an appropriate and timely manner.
- Ability to multi-task and prioritize projects in in a fast-paced, demanding environment.
- A/C, Landscaping, Irrigation, Electrical, Plumbing, & Heating experience highly desirable.
- Must be aware of the condition of physical property throughout the community and immediately correct and/or report to Community Manager any unsafe conditions.
- Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, etc. Corrects situations within 24 hours when possible.
- Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
- Removes and transfers heavy appliances and equipment as circumstances warrant.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Performs work area clean-up and safety related duties.
- Assists in keeping grounds neat and free of litter.
- Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by manager or regional property supervisor.
- Must have a valid and current state issued driver’s license.
- Maintains pool/spa and equipment.
- **MINIMUM REQUIREMENTS for consideration**: a High School diploma or equivalent, a valid driver's license, English language proficiency (read, speak and write), and the ability to pass a full background check.

Expected hours: 40 per week
