Maintenance

▪ Responds to all calls regarding groundskeeping, within eight hours.

▪ Responds to areas of opportunity as identified by leadership within eight hours.

▪ Maintains cleanliness of all club rooms, models, and amenities and completes daily by 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Maintains exterior areas by picking up trash and pet waste, sweeping breezeways, organizing pool seating, cleaning work out facility, mailrooms, pool, grills, tables, furniture, and other common areas, etc. daily between 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Maintains cleanliness of pet stations and ensures they are properly stocked daily by 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Maintains the cleanliness of the pet park and amenities ensuring all gates and equipment are functioning properly daily by 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Maintains and cleans the pest spa and equipment daily by 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Maintains the cleanliness of all dumpster and/or compactor areas daily by 10 a.m. and reviews after 4 p.m. to ensure common areas are maintained each evening.

▪ Trims, tidies, and maintains landscape areas daily which includes; spreading ground cover, removing leaves and pruning and trimming shrubs and hedges between 10 a.m. and 4 p.m.

▪ Ensures the pool, gates, fences, and surroundings are properly operating and maintained within CPO and W3 standards and regulations.

▪ Maintains and cleans the leasing office and maintenance carts, ensures they are in proper working order, and brings issues to the attention of the maintenance supervisor.

▪ Cleans exterior air conditioning and replaces filters in apartments, as needed.

▪ Completes preventative maintenance on mechanical systems based on predetermined schedule, i.e., cleaning condensers, flushing water heaters, inspecting for mold, checking leaks and lights, changing smoke alarm batteries and HVAC filters, etc.

▪ Assists in accompanying vendors to occupied units, as needed.

▪ Ensures notification is left in an apartment unit each time a service is performed, 100% of the time.

▪ Assists with maintaining the maintenance shop and inventory, as needed.

▪ Maintains exterior building light checks and assists with repairs and replacements by end of business day.

▪ Empties trash in vacated apartments and prepares for make-ready within same business day unless otherwise approved by leadership.

▪ Monitors condition of tools, equipment and supplies and notifies Lead Maintenance when equipment needs repair or supplies are low.

▪ Maintains confidentiality of all resident and customer information 100% of the time.

▪ Performs all duties to the best of their ability while following company policies, safety guidelines, and state and federal laws.

Team

▪ Forms strong working relationships with property employees and assists with responsibilities, as needed.

▪ Provides positive customer service to residents and guests.

▪ Performs other duties as assigned by Lead Maintenance or Community Director.

▪ Attends and contributes to team meetings and safety meetings.

SKILLS/QUALIFICATIONS:
▪ Good communication skills.

▪ Energetic, flexible with attention to detail.

▪ Self-starter who works independently and with a team; is productive and self-motivated.

▪ Identifies work to be addressed and brings to the attention of the supervisor.

▪ Follows written and verbal direction.

▪ High school diploma or equivalent required.

▪ Pool operator certification required.

▪ Previous grounds keeping or landscaping experience preferred.

Pay: $18.00 - $19.00 per hour

Expected hours: 40 per week
