**Department Overview**

The Property Management department acts as the managing agent for buildings that Community Access (CA) developer, owns or controls. The Property Management department is responsible for facilities management/maintenance, lease maintenance, rent collection, property financial reports and compliance with government regulations (such as Low-Income Housing Tax Credits, HOME, and Housing Trust Fund). Facilities management is an organizational function that ensures the comfort, functionality, and safety of the CA’s premises to create a conducive living and working environment for everyone.

**Work Location**: New York, New York

**Wage**: $90,000 to $110,000

**Position Overview**

Under the supervision of the Director of Facilities Management, the Area Superintendent oversees maintenance operations for owned and/or operated facilities in a designated geographic area. This role combines hands-on work as a live-in building superintendent for an assigned residential property with providing guidance and supervision to other Building Superintendents in the assigned geographic area. In the absence of a Building Superintendent, the Area Superintendent will assume the responsibilities of the Building Superintendent.

The Area Superintendent is responsible for ensuring code compliance with all building codes, licensures, certifying body physical plant requirements, and all agency policies and procedures. Ensure that all agency properties located in the Bronx are being maintained at their optimal level, ensuring that the residents and staff are provided with a safe and adequate living/working environment that meets the agency objectives.
- Qualifications

**Qualifications**
- Demonstrate understanding, appreciation, and commitment to the philosophy and mission of Community Access.
- GED or High school graduation is required; prefer at least two (2) years of college or completion of building maintenance technical training program.
- Must possess five (5) to seven (7) years of experience in building/residential housing maintenance or property/facilities management.
- Be available to carry cell phones and respond to emergency calls on a 24-hour basis.
- Demonstrate aptitude and work skills in areas such as carpentry, electricity, plumbing, and masonry.
- Understand HVAC systems, including installation and repair.
- Be familiar with housing, building, and fire safety code requirements.
- Exhibit excellent management and supervisory skills.
- Plan and schedule work for several moderate-sized building maintenance workforces.
- Must possess and maintain a Certificate of Fitness for standpipes and fire alarm systems.
