**Job Description**:
**General Scope of Duties**
- Manage custodial operations and maintenance through subordinate supervisors. Plan, schedule and prioritize work in the cleaning, grooming, and event set up of campus buildings.**General Duties and Responsibilities**
- Supervise, train, develop and evaluate custodial supervisors and equipment maintenance worker. Review employee evaluations submitted by supervisors.
- Schedule both routine and special cleaning work activity and ensure they are carried out on a timely basis and according to departmental protocols; perform regular inspection while cleaning is in progress and following completion as necessary to ensure compliance with established best practices.
- Participate in the department’s monthly financial review process; provide information as requested by department management. Recommend proposed budget and monitor expenses for area of responsibility.
- Manage work flow by tracking and analyzing work order data using the Facilities Management computerized maintenance management system
- Assist in the capital asset reinvestment program by reviewing designs and construction documents; acting as custodial lead in providing technical assistance to other project managers.
- Ensure all work processes comply with OSHA & EPA requirements/regulations and departmental policies and procedures
- Act as liaison with other College department heads regarding the cleaning and operation of College buildings.
- Organize and chair hiring committees & conduct interviews to fill vacant custodial positions; participate in all personnel actions within area of responsibility.
- 9. Develop maintenance and cleaning schedules, objectives, and standards under direction of assistant director for buildings and grounds, and with the assistance of subordinate supervisors.
- Review supervisors’ recommendations for purchase of new or replacement equipment in support of improvements in service, efficiency, and productivity.
**Education and Skills**
- High school diploma and 4 - 5 years of progressively responsible experience supervising/managing custodians, and custodial operations, preferably in a residential higher education setting.
- Strong written and verbal communication skills
- Knowledge of computers for word processing, spreadsheets and maintenance management
- Knowledge of OSHA, EPA, and other applicable federal, state and local laws
- Knowledge of cleaning processes, equipment operation, materials, and contract administration.
- Strong analytical skills
- Well-organized, able to work under pressure & within tight timeframes.
- Ability to read & interpret work orders, floor plans, technical orders/specifications
- Ability to interact with a variety of skilled and unskilled employees in various occupations.
- Ability to interact well with a variety of people from all areas of the college and community
- High integrity needed to handle confidential information
