A family-owned real estate management company based in Wheeling, IL is looking for a property manager.
DUTIES AND RESPONSIBILITIES
- Property Manager is in charge of the office and shall become responsible for all funds collected pertaining to the property and must ensure daily bank deposits.
- Support, coordinate and facilitate leasing, resident retention program, customer service activities.
- Maintain resident files with Appfolio platform. Provide leadership and guidance in the absence of the owner.
- Supervise rent collections from residents and post them into the Appfolio platform.
*Contact delinquent residents and communicate late and eviction notices. Follow company policies and procedures if rent is not received within a specified period of time.
*Supervise timely renewal notices to current residents. Perform leasing of units, supervise new rental traffic, and responding to telephone and Internet inquiries.
- Assist with the resolution of resident issues and complaints—assists with planning and attends social and other community events for residents.
- Ensures adherence to Neder Capital safety rules, policies.
- Supervise inspection of recently vacated units; assess needed repairs and replacement with maintenance staff.
- Monitor properties landscape and other attributes to identify and report potential safety hazards and concerns and to ensure quality property aesthetics and seasonal maintenance.
*Perform other related duties as assigned, in assisting the ownership to meet the needs of the business.
*Become familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing, Fair Housing, and employee safety.
*Complete paperwork and follows processes for households with rental assistance vouchers, when applicable.
EDUCATION AND EXPERIENCE REQUIREMENTS
*High school diploma/GED; or two to three years related experience in property management, leasing, and/or hospitality or related experience in the customer service industry, sales/marketing, or an equivalent combination of education
- Experience in customer service, sales and/or leasing required
SKILLS, ABILITIES, and KNOWLEDGE
Industry-related skills and abilities to sell products and services to existing and perspective tenants.
Understand and comply with Fair Housing laws and standards
Knowledge of apartment management laws and regulations.
Customer service skills, including conflict resolution.
Knowledge of general bookkeeping and accounting practices and willing to learn Appfolio platform.
Knowledge of property management and local business procedures.
Organizational skills to maintain records and follow schedules on management software.
The ability to physically inspect buildings, grounds, and apartments; determine adherence to company standards.
Critical thinking and problem-solving skills, including the ability to clearly communicate.
Require the ability to make bank runs or to attend meetings due to business necessity.
Ability to maintain confidentiality and maintain appropriate discretion
