RK Properties is seeking an experienced **Maintenance Supervisor**. A minimum of 3 years of experience as an apartment maintenance supervisor, along with at least 3 years of experience holding HVAC and pool certifications.

**Description of Basic Functions**:The Maintenance Supervisor oversees the day-to-day operations of the maintenance department. In this leadership role, you will play a vital part in the success of the property. The specific duties and responsibilities of the Maintenance Supervisor include, but are not limited to, the following:
**Primary Responsibilities & Duties**:

- A working supervisor that can lead, direct and train all maintenance team members while ensuring proper methods and procedures are followed to maintain, repair and service community.
- Work closely with the Community Director to successfully control expenses and stay within R&M budget set for the property
- Ensure that your team have all supplies to complete daily turns (make readies), work request and any other additional projects by ordering parts, standardizing components, and maintaining parts’ inventories within the Maintenance Department
- Display extensive knowledge of property systems and possess the ability to identify issues and determine repairs that are needed by troubleshooting maintenance related items such as plumbing, electrical, HVAC and all other systems repair.
- Schedule daily turns (make readies) and/or major projects.
- Inspect projects to ensure conformity to specifications, direct safety inspections and preventative maintenance.
- Schedule and coordinate quarterly preventive maintenance for all units and annual inspections.
- Maintain pool logs and OSHA logs. Also ensure all emergency eye wash stations and first aid kits are stocked and accessible in an emergency.
- Develop and monitor detailed overhaul, repair and preventative maintenance schedules for shop tools, equipment, and Golf carts
- Experience in Residential Interior & Exterior Painting
- Develop painting techniques such as preparing surfaces and complete a full unit paint to allow you to execute and training team with on-site painting.
- Perform on-call emergency work as required (on a shared basis).
- Always maintain a safe work environment by adhere to all regulations on using equipment’s, inspect your work area for hazards before starting any task.
- Identify, recommend, and authorize training activities for Maintenance Staff.
- Coordinate with all vendors on any property projects i.e. painters, cleaners, carpet cleaners, carpet replacement, plumbers, electricians etc. When scheduling turns, ensure the schedule if visible for all staff members to have access. It is suggested to set a designated location for all.
- Ensuring daily tasks for the maintenance team is to pick up grounds and remove trash from property amenities, including pet stations.
- Maintenance supplies should be monitored daily, and orders must be placed with managers approval.
- Service requests should be completed within 24 hours and in the order, they are received except for emergencies. If parts need to be ordered, let the resident know and let Community Manager know immediately.
- Must be able to lift a minimum of 100 lbs.
- Must have reliable Transportation

**Certifications Needed**:

- HVAC CERTIFICATION
- CPO CERTIFICATION

Pay: From $29.00 per hour

Expected hours: 40 per week
