Essential duties include (but are not limited to):
1. Perform HUD REAC NSPIRE inspections Identify owner or participant responsibility for repairs.

2. Interpret and implement HUD REAC NSPIRE regulations and guidelines.

3. Review data and findings to generate a report on the inspection of property.

4. Maintain all required records and prepare all required reports.

5. Enter appropriate corrective action for inspection deficiencies as a work order in Yardi (our software system) and communicate findings to owner and issue tenant lease violations, as deemed necessary.

6. Ensure accurate tracking of failed inspections

7. Perform inspections of completed maintenance work to ensure quality work.

8. Perform move-in, move-out, and other periodic inspections.

9. Perform follow-up inspections and activities, as required.

10. Deliver various notices to units, as needed.

11. All additional duties as assigned by the supervisor.

Work Environment & Physical Requirements

This position generally operates in and around an apartment community. The physical requirements including pushing, pulling, standing, climbing stairs, walking distances; listening, hearing, and speaking in person and over the phone/radio; reading off monitors and screens, sending phone and text messages; lifting packages and office supplies; requires the sense of touch (such as feeling for fire or heat in an emergency situation), and other physical requirements. This position will function primarily inside but occasionally outside of the building(s), during various weather conditions (heat, humidity, cold, snow, ice, etc.), times of day (night/day), and in administrative areas (offices) as well as common areas (lobbies, grounds) and potentially inside apartments.

7. Must be detail-oriented and organized.

8. Must be able to handle multiple priorities, meet deadlines, and have the ability to multi-task. At any given time, the employee must be able to manage the workflow of multiple prospect/resident functions along with other job-related tasks.

9. Must be able to communicate, speak clearly, listen, understand, write, read, and document information in English

10. Must be able to successfully and safely operate equipment associated with the job (e.g., computers, software, tablets, copier, fax, mail machine, telephone, radios, etc.)

11. Must be dependable and have regular and predictable attendance

12. Must keep all private resident, guest, community, personnel, or other information in strictest confidence

13. Must have reliable transportation and a valid driver’s license

14. Must perform and act within all company policies and procedures, local, state, and federal laws pertaining to employment, safety, fair housing, and other regulations affecting the position, the apartment community and the company

15. Must pass pre-employment background screening and drug test, and other drug testing or screening when requested (per employee handbook)

16. Must conduct themselves professionally while on-duty and off-duty in a manner becoming of a company employee and which does not affect the reputation of the company or community

17. A college degree in business or mathematics or a related field is preferred. Experience in a HUD Inspector position or regulated industry is also preferred.

All employees are expected to do whatever is necessary to make the company successful. This could be helping other company apartment communities, spot cleaning, attending events or meetings, inventory duties, or more.

Supervisor: Apartment Community Manager

Status: Non-exempt, hourly, Full-time position, eligible for benefits.

Pay: $18.00 per hour

Expected hours: 40 per week
