Full-Time, Live-In Superintendent

Luxury one hundred Unit Condominium in Hackensack is looking to hire a live in superintendent. Must be initiative-taker, able to work without constant supervision. English necessary, bi-lingual a plus. Engaging personality, a plus as successful applicant will be dealing with owners and residents. Black Seal license required.

**Detailed Job Description**
- Super must always be accessible, polite and professional
- Make Management aware of any malfunctioning of computers, Washers, dryers or mechanical equipment, or employees
- Record into ledger, scheduled boiler readings 2-3x per day
- Read, record and forward to Management, the electrical usage of units in meter room
- Do a daily walk-through inspection of building, make sure stairwells are free of liquids and or debris, make sure Fire Exit doors and roof door is secure
- Keep records of purchases, work orders and jobs or projects performed, to be forwarded to Management in a timely fashion.
- Display notices of any changes happening in building that may affect residents such as water or gas shut offs, or other need to know information
- Maintain ledger of Work and or Services being performed in the building
- Make a list of supplies needed for building’s daily operation
- Maintain work schedules and for Porters and door staff and maintain they follow instruction
- Keep property neat and orderly, safe and secure
- Make sure all building lights are working and emergency backup lights are functionally, on standby
- At every month’s end, read and record building’s Meters electrical usage, to be promptly forwarded to the Management for billing
- In laundry room, instruct Porters to wipe down washers and remove lint from dryers daily and floor to be kept clean and free of debris
- Outside grounds, and grass areas are kept well maintained, free of debris
- Record and report any violators of Harbor Tower’s NO Airbnb Policy
- Instruct Porters to clean and vacuum the gym, make sure wipe dispenser is loaded, mirrors, entry door and Gym and Laundry room must be closed at 10 pm
- See that Door Staff remove quilts from elevators by 5pm
- Step in to direct and assist Porter when and where needed
- Paint common areas, when and where needed
- Shampoo carpets every 4 months
- Power wash garage 3x’s per year
- During snowstorms or snow events, keep courtyard and sidewalks clear of snow upon accumulation and spread salt.
