**COMPLIANCE SPECIALIST**

Location: Stepping Stone property

Schedule: Monday - Friday 8 AM -5 PM

Salary Range $65,000 - $70,000

Improving the lives of individuals and families through Native American culturally appropriate behavioral health, affordable housing, and community development services.

We are seeking a results-driven compliance specialist to implement regulatory compliance strategies. Reviewing documentation, collaborating with internal and external stakeholders on compliance-related issues, and performing compliance audits. The Compliance Specialist is also responsible for managing the Applications and Waiting Lists for all affordable communities, ensuring current and accurate information in the business systems.

**RESPONSIBILITIES**:

- Implements all compliance procedures and regulations for assigned properties.
- Ability to prioritize completion of certification file review and approval, ensuring files are reviewed within a 72-hour period.
- Conduct file audits, prepare and review a variety of documents.
- Assist property management staff with calculating household income in accordance to regulatory guidelines
- Ensure timely and accurate annual tenant certification in accordance with property-specific program requirements.
- Perform file audits to ensure all paperwork is executed and organized according to company policy.
- Monitor annual re-certification process ensuring timely and accurate annual tenant certification in accordance with property-specific funding program requirements.
- Attend site audits/inspections conducted by regulatory agencies or investors as needed.
- Facilitate the waiting list for all affordable communities, including calculating income to be determine initial eligibility, assignment to the appropriate bedroom size and program set aside, outreach to waitlist applicants, and assistance in transitioning applicants to the property manager.
- Review, update and purge waitlists at each site to reflect accurate information,
- Assist in lease up of new properties to provided needed support to ensure our mission of housing Urban Native Americans, while maintaining Fair Housing practices.
- Attends and completes all assigned Tax Credit, HOME and other training to maintain current knowledge of regulatory requirements.

**EDUCATIONAL/WORK EXPERIENCE REQUIREMENT**:

- High School graduate or equivalent, some college preferred
- Minimum 5 years of relevant experience in the Affordable Housing industry with LIHTC, HOME, State Funding Programs
- Knowledge of Fair Housing rules/regulations/practices
- Knowledge of RealPage/OneSite Software
- Knowledge of Section 8 programs
- Must possess and maintain a valid AZ driver license
- Must have and maintain reliable transportation and meet all state insurance requirements
- Outstanding verbal and written communication skills
- Exercises sound judgment and is motivated to meet deadlines
- Ability to prioritize, be resourceful and manage changing priorities
- Ability to work independently and complete tasks within established deadlines
- Ability to demonstrate diplomacy when addressing noncompliance issues with staff, applicants and residents.
- Comprehensive understanding of Section 42 (LIHTC), HUD HOME & regulations requirements
- Knowledge of other affordable housing funding programs such as State Housing Trust Fund, National Housing Trust Fund, Neighborhood Stabilization Program, or FHLB AHP
- Knowledge of local, state, and federal housing regulations and property management
- Proficiency in MS Office Suite and Outlook
