**About Oxford Mainstreet, Inc.**:Oxford Mainstreet, Inc. (OMI), is a 501 (c) 3 non-profit responsible for creating and managing programs and projects that continually promote quality civic, economic, commercial and cultural development of Oxford Pennsylvania, with a strong focus on the Business Improvement District (BID) through concentrated efforts in economic development, organization, design and promotion. Oxford Borough is a rural urban center in Chester County, located in the southeastern corner of Pennsylvania. The Borough possesses a vibrant Business District surrounded by a National Historic District of residential neighborhoods. It has a population of approximately 5,400 people, 60+ businesses in the BID, a thriving events calendar, and a variety of art and cultural assets.

**About the Oxford Theatre Project**: In April 2022, Oxford Mainstreet was a recipient of the Redevelopment Assistance Capital Project Grant in the amount of $2,144,166. This sum of money is a game-changer for the Theatre and Oxford as a whole. While the entire project will cost over twice the awarded amount, it’s a huge step forward and we’re so thankful to those folks who helped make it happen. Unfortunately, on September 13, 2023 a five-alarm fire tore through the heart of downtown Oxford. The theater building that was slated for renovation was destroyed and demolished. Now, the goal of the project is to construct a new theater building in almost the same location with a “marquee on main street” and large enough to accommodate two separate theater spaces. Two theater spaces will support the mix of uses required to ensure economic sustainability, including enabling both live performances and film screenings to take place simultaneously.

**Responsibilities**:

- Act as the project/owner’s representative, serving as a liaison for the project and ensuring OMI and the Theater Board’s interests are carried out through the course of project execution. This includes coordinating the work of professional consultants related to project design, construction, the capital campaign, and public funding.
- Schedule and facilitate meetings of the project team.
- Develop and manage the budget for entirety of project.
- Work closely with the OMI and Oxford Theater Board, facilitating communication and project decision making.
- Work directly with the project’s capital campaign consultant and fundraising volunteers to execute a successful fundraising campaign, including providing required donor and project information, supporting prospect research, disseminating campaign collateral and information, and serving as a liaison between the consultant, OMI, the Theater Board and local volunteers.
- Provide oversight, guidance, and support to OMI and the Theater Board through the course of the project’s design and construction, including: pre-construction design, planning, and all required approvals; contractor bidding and selection; construction oversight and dispute resolution; and post-construction project closeout to ensure the project is completed to schedule and withing budget.
- Work with the OMI’s public funding consultant and the Borough (the RACP grantee) to ensure the project is executed to comply with all RACP requirements through the course of the project design, execution and grant closeout requirements, including submission of required grant reports and other documentation,
- Execute the Theater’s communication strategy, including maintaining the Theater project website, posting timely updates, fundraising information, and donor acknowledgements.
- Prepare quarterly updates to OMI, the Theater Board, and the Borough.
- Coordinate and present at the monthly OMI Board meetings, Oxford Theater Board meetings, and Borough Council meetings.
- Perform all other duties as assigned

**Qualifications**:

- Bachelor’s degree and 3-5 years of directly applicable experience.
- Comfort with public speaking and community presentations
- Experience managing projects under deadlines that required the organizing of multiple tasks and objectives and coordinating activities between multiple project stakeholders.
- Familiarity with G-Suite and/or Microsoft Office Suite
- Good decision-making skills, sound judgment, and problem-solving approach
- Ability to take initiative and lead with confidence.
- Experience with fundraising, large capital campaigns, and public grants is highly desirable, including a familiarity with the Pennsylvania Redevelopment Assistant Capital Program (RACP) or similar public funding programs.
- Experience with all aspects of the real estate development process is also preferred, including land development and local approvals, project design and development, procurement, construction, and financing.

Pay: $60,000.00 - $85,000.00 per year
