**Job Purpose**:
The position is responsible for planning, organizing, coordinating, and controlling preventive and corrective maintenance work through the work order system. Communicating, motivating, and managing the effective operation and performance of maintenance trades staff. Supervision of FIP and FMP projects for all facilities. Repair and maintenance, systematic inspection, project planning, and accomplishing repairs to facilities, equipment.

**Essential Duties**:

- Manages organization support needed to maintain and accomplish repairs and renovations to all facilities
- Works with department and University leadership to maintain, prioritize, implement and manage a current list of Capital, Facilities Improvement Projects (FIP), and Facilities Maintenance Projects (FMP)
- Manages and coordinates the overall work order scheduling, production and control system
- Manages all trades personnel, union and independent staff, and resources involving carpenters, HVAC, plumbing, electrical, and general construction units
- Coordinates use of outside contractors and vendors; prepares scope of work, obtains bids, and coordinates the procurement process
- Monitors and supervises charge account purchases from various suppliers and vendors to ensure compliance with university policy
- Manages the use of overtime for trades personnel
- Conducts daily inspection of projects in process to insure timely and effective performance, and proper use of resources
- Manages roof repairs and replacement programs for all facilities
- Coordinates the resources of the Physical Plant for various events throughout the campus. Specifically, all Open House and Freshman Preview Day events and first-year Move-in Day coordination
- Supervises the inspection of all campus buildings, equipment, and systems on a routine basis and identifies deficiencies that require correction
- Provides and analyzes statistical data regarding productivity of the work force and other relevant data as required
- Manages and coordinates projects assigned through the annual Facilities Maintenance Plan (FMP)and Facilities Improvement Plan (FIP)
- Direct supervisor of the assistant director, Maintenance, and clerical staff
- Direct supervisor of Access Control Supervisor and responsible for supervision of security and access control issues assigned
- Coordinates all training for tradesmen including safety and equipment operation
- Selects, evaluates bids, and contracts from contractors, and vendors used to implement the assigned construction projects if outside contractors and professionals perform work
- Coordinates various events throughout the campus, specifically all Open House and Freshman Preview Day events and first-year Move-in Day coordination. This may include any necessary temporary construction, permits and city of Scranton approvals as required
- Attends all project meetings of projects during construction, manages and enforces all contract requirements, as required
- Coordinates all utility shutdowns required for new construction tie-ins to existing utilities

**Additional Skills Required**:

- Must be experienced in the use of personal computers and be proficient with Microsoft Office products, including Word, Excel, PowerPoint, and Microsoft Project.
- Must demonstrate superior time management, prioritization and client communication skills, both written and oral.
- Must demonstrate superior critical thinking skills including the ability to identify the source of the problem, and then redirect the workforce using economy of labor to resolve the new challenge, while maintaining critical routine functions.
