Mt Bethel Village
- a community for adults with developmental disabilities is looking to add a dedicated and hardworking member to their team. The Building Services Director role is a full time position overseeing the general maintenance and housekeeping of our residential property and our day program property. This role also oversees our fleet of vehicles as well, to ensure they are all maintained appropriately. This role supervises all housekeeping and maintenance staff. We are looking for someone who is passionate about maintaining our buildings for the sake of our wonderful residents health and safety.

This position is Monday-Friday, with on-call responsibilities. This position is required to work one weekend day every 8 weeks as well.

Other job responsibilities include:
i Makes daily rounds of building and grounds to assess environments, including fire safety, fire preparedness, needed repairs and the functioning of major equipment. Sets priorities and issues work orders to staff for completion.

i Immediately advises the Executive Director of any occurrences outside of the normal operating routines of the residence.

i Attends training sessions to learn about potentially hazardous substances, material safety data sheets and protective and safety equipment.

i Oversees yearly department budget, maintains inventory of supplies and purchases items

as needed.
- Performs and directs maintenance work including repairs, general housekeeping, carpentry,

plumbing, electrical work, boiler services and general building maintenance. Advises

Executive Director when outside services are necessary.
- Contracts with vendors and suppliers for bids on special projects. Purchases supplies and

equipment within established procedures.
- Plans, organizes and provides work direction for staff. Trains employees in job functions,

standards and fire safety according to established organizational, local and state regulations.
- Participates in ongoing process of Quality Improvement to evaluate and improve upon

services and standards.
- Acts as Fire Chief in charge of fire brigade. Conducts fire drills and participates in fire safety

and disaster training for all personnel.

i Directs snow removal efforts of contractor and maintenance and housekeeping staff.
- Establishes and maintains housekeeping and laundry operation to meet federal, state and local

regulatory codes.
- Maintains department manuals and record logs; keeps records for preventive maintenance

schedules for building and moveable equipment.

i Establishes an on-call maintenance schedule for 24 hrs/day, 7 days/week; carries beeper

24 hrs/day, 7 days/week.

i Directs preparation of rooms for new admissions ensuring cleanliness and proper functioning

of all equipment.
- Communicates with residents regarding problems/requests relating to maintenance for

apartments and equipment.
- Participates in ongoing process of Quality Improvement to evaluate and improve upon services and

standards.

i Maintains DDD licensing standards

i Other duties as assigned

i Maintains confidentiality of residents at all times.

**QUALIFICATIONS**:
The qualifications listed below are representative of the knowledge, skills and/or abilities required to perform the job successfully. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- Education/Experience: High School graduate with some formal courses in management, building services, maintenance, plumbing, carpentry refrigeration, dietary equipment, electrical, fire safety, housekeeping, laundry and sanitation. Minimum of 3-5 years of supervisory experience in building maintenance, preferable in a health care setting.
- Language Skills: Ability to read, analyze and interpret common technical journals; ability to understand safety rules, operating and maintenance manuals and other procedure manuals. Ability to respond to inquiries or complaints from residents, residents’ families, other employees, regulatory agencies and the general public.
- Reasoning Ability: Able to solve practical problems; able to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Physical Demands: Must be in good physical condition and able to move freely throughout the residence; must be able to crawl, reach, balance, stoop, kneel or crouch; must be able to lift a minimum of 50 pounds.

Pay: $60,000.00 - $70,000.00 per year
