This position is responsible for overseeing the maintenance of Waterford Senior Living/Memory Care. Responsible for keeping a clean and sanitary facilities in accordance with company and state standards, guidelines and regulations. Available to be on-call for all maintenance concerns.

**ESSENTIAL DUTIES AND RESPONSIBILITIES**:
Core duties and responsibilities include the following.

Other duties may be assigned.

General repairs both inside the buildings and outside on the community property.

Completing apartment turns in one week.

Complete a weekly walk through of interior and exterior of property and address any concerns with Executive Director.

Follow schedules for ground maintenance, building maintenance, and pest control, to include, HVAC, Fire/sprinkler systems, automatic doors, fire extinguishers, garbage services, grease traps, and any other building/maintenance issue/responsibility that is not specifically listed.

Management of contracts of snow plowing, shoveling, lawn care, landscaping care.

After hours responsibilities for alarm notices, weather conditions, etc.

Responsible for documenting and maintaining a maintenance schedule.

Maintains care of floors, carpets, walls and wall coverings, lights and light fixtures, etc.

Conducts visual safety inspections throughout the work day; identifies and reports unsafe conditions and correct as needed.

Complete slip, trips, and falls monthly.

Provide routine maintenance check of company vehicle and equipment.

Follow policies and procedures related to safety.

Report incidents or injuries to supervisor. Incorporate safe behaviors into daily work life.

Demonstrate appropriate body mechanics in all situations Follow the policies and procedures in the Employee Handbook and the Policy & Procedure Manual.

Complete your duties as efficiently as possible and inform management if you have ideas on how to make the facility function more efficiently.

Attend all Staff Meetings and Educational Events that are mandatory.

Be on time and ready to work when your shift begins.

Respond to all emergencies in accordance to the policy and procedures.

Possess full knowledge and compliance, as it relates to building maintenance, of Chapter DHS 89 (Residential Care Apartment Complexes) and Chapter DHS 83 (Community-Based Residential Facilities) (if applicable). Maintain a professional presence at all times.
