**Intro to Serendipity Labs**:
Serendipity Labs provides Workplace-as-a-Service and flexible office solutions for corporate occupiers and asset owners with one of the largest suburban coworking networks. We're rapidly expanding our network in 25+ markets.
**Your Future Team and Role**:
As a member of our deal team, you will be responsible for managing our pipeline and driving transactions from initial sourcing and site selection through qualification, due diligence, structuring, negotiation, documentation, execution, and handoff to our operations team.
Transactions will involve partnering with landlords and working with their asset managers to develop flexible office facilities through a consultative approach with management licensing agreements.
This is a unique opportunity to join a high-performing team during a major expansion in an entrepreneurial, high-visibility role with significant growth potential.
You will report to our VP of Network Growth and be based in the New York Tri-State area.
**Position Overview**:
Due diligence and transaction management for our pipeline of opportunities across geographic markets and deal stages:
- **Research **- targeting, market specific, demographic analysis, comp shops
- ** Outbound, Top of Funnel **- asset owner campaigns, lead gen, appointment setting
- ** Due Diligence Management **- test fits, financial projections, comp shops
- **Documentation & Negotiations **- letters, agreements, investment cases
- **Execution **- handoff to New Lab Success team
**Daily Responsibilities**:
- Collaborate cross functionally to advance site selection, design and construction planning, investment committee approvals, and negotiations
- Maintain & manage CRM to match pipeline of real estate transactions and potential projects
- Organize team calendar - including calls, transaction activities, and travel
- Prepare all decks and documents supported with our branding, investment thesis, supporting materials, and qualitative data
- Assist in preparation of diligence letters and agreements
- Present to prospective partners with due diligence findings
- Conduct preliminary outreach to asset owners to generate leads Support other Network Growth team members to hit our larger growth targets

**Essential Knowledge, Skills, and Abilities**:
- Bachelor's Degree from a highly competitive university or college
- 2+ years of project management, business analysis
- Commercial Real Estate industry knowledge
- Business development mindset - enjoy building a book of relationships
- Strong work ethic
- High emotional intelligence with ability to thrive in a fast-paced, dynamic environment
- Strong underwriting, modeling, or analytical skills
- Experience working with and managing a CRM (preferrable Salesforce)
- Strong communication and presentation skills
- Excellent time management and decision-making skills
- Outstanding communication and presentation skills - on paper, with decks, online, and in-person
- Openness and eagerness to travel as needed to be a visible partner in the market
**Compensation**:
Base Salary: $75,000-$90,000
Incentives: Commissions and 20% Annual Bonus Potential
