**Performance Responsibilities**:
1. Daily - Remove any trash and litter from the common property area, identify and communicate any/all major problems (new and/or existing) to Property Manager, keep company truck in good working condition, fill daily work orders, interact with various contractors who are on the property; ie: giving them access to electricity, plumbing and garage areas, inspection and sign-off on completed work that contractors have preformed.
2. Daily work orders shall encompass the following and any other work that the Property Manager deems necessary: performing minor roof repairs, caulking of stacks, vents, leaks, repair of gable vent louvers, removal of old or non-authorized satellite dishes/cables and other necessary repairs that will ensure building integrity and safety.
3. A daily work log must be kept and turned into the office weekly for the Board packet.
4. Weekly - Keep recycling area clean, check retention pond pumps, continue to sign-off on any contractor completed work and continue to complete work orders.
5. Monthly - Keep common area light inventory, prune small tree branches away from roofs, continue with sign-off on any contractor completed work and continue to complete work orders.
6. Annually - Help perform roof inspections, plumbing inspections, garage and meter room inspections and follow-ups, keep retention pond area free from debris (three (3) times per year), check meter room for performance of wall heater, meter room thermostat and document garage door panel damage or doors that need to be replaced.

7. As Needed - Pick up supplies, make minor electrical repairs to exterior lighting, patch roof leaks when possible, check out plumbing problems and assist in determining if Homeowner or Association repair responsibility, contact plumber when necessary, document and report siding/column damages, maintain site maps, check sewer access covers, roof repairs, cement work, make minor repairs to concrete, assist with pre-closing inspections, make lighting and asphalt repairs, document violations for office staff to mail or leave warning notices on front door.
8. Help perform other work duties such as; repair and/or replace damaged signs, periodic cleaning of gutters, sod replacement, fence repairs, replacing broken exterior light fixtures on units, and perform property inspections after any major storm and report damage to office.
9. When the Property Manager has any special projects that need to be performed by the Maintenance Person, they will be communicated in writing with dates and deadlines clearly outlined.
10. Shall perform the following seasonal work duties:
- Spring - clear storm drains of leaves and debris, inspect and maintain playground equipment and area, remove/install plant material, document snowplow damage (signage, garages, landscape), power wash pool enclosure including pool furniture, reconnect water fountain, repair fence and gate if necessary, and work with pool company for opening.
- Summer - paint yellow striping (curbs), watering of common area trees and shrubs, document garage and building damage (residents), replace/install extensions, elbows and splashblocks on downspouts as needed, replace wood and PVC fence slats as needed, and continue to remove/ install plant material.
- Autumn - help replace barbed wire on north border fence, set thermostats and test/replace meter room heaters if necessary, work with pool company for closing of pool, winterize pool house, store pool furniture and continue to clear storm drains of leaves and debris.
- Winter - help get truck ready for plowing and salting, sharpen snow removal tools, install snow stakes and hydrant markers, assist with plowing, monitor salt supply at garage, distribute salt containers to residents as needed, sand and/or salt cul-de-sacs.

11. Shall have the ability to review/assess job specifications and make recommendations to the Property Manager if work can be performed in-house or if it would be necessary to contract with an outside contractor.
12. Must be able to prioritize work in an efficient and timely manner.
**Job Qualifications**:
1. High school graduate or equivalent and/or a minimum of 5 years experience in performing maintenance work in residential or commercial property areas.
2. Must have a minimum skill set on the operation of a computer office software package in order to complete and supply reports.
3. Must have the general knowledge of the Quincy Park Rules and Regulations.
4. Must have proof of a valid drivers license and have maintained a good drivingrecord.
5. Must be willing to submit to a drug test and full background check (at employer’s expense).
6. Must NOT have a fear of heights since job will entail some climbing on roofs and usage of ladders.
7. Must be able to lift 50 lbs or more.
