**Job Overview**:
**Key Responsibilities**:
**1.** **Project Planning and Coordination**:

- Collaborate with the New Openings Team and IP partners to define project objectives, scope, and budget.
- Develop and implement project timelines, milestones, and deliverables.
- Coordinate with architects, engineers, contractors, and other stakeholders to ensure alignment with project goals.
- Provide comprehensive support throughout the project lifecycle, from planning and design to construction and closeout.

**2.** **Contract Management**:

- Assist in reviewing and negotiating contracts with contractors, architects, and other project consultants, ensuring they reflect requirements and expectations.
- Oversee aspects of the bid process and participate in contractor selection.
- Monitor contract compliance and address any deviations from agreed-upon terms.

**3.** **Budget and Cost Control**:

- Establish and manage the project budget, tracking expenses and ensuring adherence to financial constraints.
- Evaluate change orders and assess their impact on the project budget.
- Implement cost-saving measures without compromising project quality.
- Identify cost-saving opportunities and propose alternatives to optimize project finances.

**4.** **Schedule & Risk Management**:

- Develop and maintain project schedules to ensure timely completion of milestones.
- Coordinate with contractors and subcontractors to mitigate delays and expedite critical path activities.
- Identify potential risks and challenges that may impact the project's success.
- Monitor and manage unforeseen issues that may arise during construction.
- Ensure compliance with safety regulations and best practices.

**5.** **Communication and Reporting**:

- Provide regular project reports and updates highlighting progress, challenges, and resolutions.
- Facilitate effective communication between project teams, addressing concerns and promoting collaboration.
- Prepare comprehensive reports on project status, budget, and schedule.
- Maintain open and effective communication with project teams including stakeholders, subcontractors, and internal teams.

**6.** **Quality Assurance**:

- Conduct regular inspections to ensure workmanship and materials meet specified standards.
- Address and resolve any quality issues promptly.
- Collaborate with the project team to implement and monitor quality control measures.
- Conduct regular inspections and coordinate with relevant parties to address any quality issues promptly.

**7.** **Documentation and Record Keeping**:

- Maintain accurate and up-to-date project documentation.
- Keep detailed records of all project-related communications, decisions, and changes.
- Compile a comprehensive project closeout report.
- Ensure a smooth transition to the Operations team by overseeing the handover of completed assets.

**Qualifications**:

- Minimum of Bachelor's Degree with accumulated technical experience of +5 years in themed design/build projects.
- Excellent communication, negotiation, and problem-solving skills.
- Proficiency in project management software and tools.
- Ability to read blueprints, structural drawings, and plan sets
- Proven experience as a project manager or owner's representative in themed construction.
- In-depth knowledge of themed construction processes, materials, and industry standards.
- Self-starter with the ability to operate with mínimal oversight while communicating upstream and downstream as appropriate
- Strong negotiation, communication, and interpersonal skills.
- Must be willing to work non-traditional hours to meet project needs
- Must travel to various project sites as required, ensuring seamless project execution.

Pay: $100,000.00 - $110,000.00 per year
