**Overview**:
**Key Responsibilities**:

- **Team Leadership**: Provide strong leadership and guidance to the maintenance team, fostering a positive and collaborative work environment.
- **Maintenance Planning**:Develop and implement maintenance plans and schedules to ensure timely completion of tasks and projects.
- **Property Inspections**:Conduct regular inspections of properties to assess maintenance needs, identify deficiencies, and ensure compliance with company standards and regulations.
- **Tenant Turns**:Coordinate and perform tenant turns, including repairs, cleaning, and refurbishment, to prepare units for new occupancy.
- **Resource Management**:Allocate resources effectively, including manpower, equipment, and materials, to optimize maintenance operations.
- **Vendor Management**:Coordinate with external vendors and contractors for specialized maintenance services and oversee their performance.
- **Quality Assurance**:Implement quality control measures to uphold the highest standards of maintenance and property upkeep.
- **Budget Management**:Assist in the development and management of the maintenance budget, ensuring that expenditures are within established limits.
- **Safety Compliance**:Ensure compliance with all safety regulations and protocols to maintain a safe working environment for maintenance staff and residents.
- **Tenant Relations**:Collaborate with property managers to address maintenance issues promptly and maintain positive relationships with tenants.
- **Reporting**:Generate regular reports on maintenance activities, including work orders, progress updates, and budget expenditures.
- **Training and Development**: Identify training needs within the maintenance team and provide ongoing coaching and development opportunities.
- **Clear Communication & Understanding**: Communicate directly with tenants, contractors, and owners to fully understand the scope of work needed, provide updates, and insure a satisfactory resolution.
- **Project Management**: Be comfortable with in-the-field project management to include frequent property visits before, during, and at the completion of repairs.

**Qualifications**:

- Bachelor's degree in Facilities Management, Construction Management, Engineering, or a related field (preferred).
- Proven experience in property management maintenance, with at least one year in a leadership or supervisory role.
- Strong knowledge of building systems, maintenance practices, and safety regulations.
- Excellent leadership, communication, and interpersonal skills.
- Ability to effectively prioritize tasks and manage multiple projects simultaneously.
- Valid driver's license and reliable transportation.
