Summary/Objective

Coreland Companies’ Assistant Real Estate Manager is responsible for supporting all aspects of the day-to-day operations and financial responsibilities of a property portfolio.

Essential Functions

Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.Supervise and assist with accounts receivable and accounts payable, including the collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.Support the preparation of annual budgets and CAM reconciliations.Assist in the preparation of monthly reports, including variance explanations, operational updates, and tenant and leasing status.Perform property inspections as needed and make recommendations relevant to property operations.Provide after-hours emergency call support.Manage the selection and performance of vendor services, per the directive of the Manager, including the preparation of requests for proposals and service agreements.Maintain complete and accurate property files according to department systems with an emphasis on documentation for future reference.Demonstrate a positive, professional, and client-oriented attitude with clients, tenants, and vendors.Establish and maintain collaborative working relationships between departments and with all coworkers.Strive for improvements in the work process and results to better meet property objectives.

Supervisory Responsibility

This position has no supervisory responsibilities.

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers and scanners.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m., and requires responding to after-hours emergency calls as needed.

Travel

Occasional travel to managed properties is required for this position.

Required Education, Licenses, and ExperienceBachelor’s degree or equivalent vocational/technical training.Three years of experience in retail property management of a similar-size portfolio.Current California Real Estate Salesperson’s License in good standing.Experience in construction management, including property renovation and tenant improvements.Experience working with MRI and/or Yardi software programs.Current California Drive license, current auto insurance, and clean driving record.

Pay: $50,000.00 - $80,000.00 per year
