Maintenance Tech

**Qualifications**
- Knowledge of:_ Methods, materials, and equipment used in HVAC, plumbing or electrical trades; changing codes, regulations, and technology; design, and use and operation of equipment and related systems; troubleshooting typical system failures; basic operations, tools, and terms used in building maintenance and repair work; safe work practices and first aid. Traveling from property to property will be required. Commercial property experience required.
- Skill to:_ Use hand and power tools used in the carpentry, electrical, HVAC, and plumbing trades.
- Ability to:_ evaluate a problem or situation and arrive at a logical decision; make correct estimates and select materials; work independently; work under pressure; prioritize assigned work; identify and correct safety hazards; lift and carry objects safely; climb ladders to various heights; use a variety of hand and power tools safely and efficiently; design and fabricate special tools, devices, and replacement parts; learn policies and procedures, and the locations of buildings; lead the work of others; provide technical training; develop and maintain cooperative relationships with individuals from different departments or organizations; perform manual labor; and follow verbal and written instructions. Under the direction supervision of the Chief Engineer.

**Job Responsibilities and Duties**
- Check in daily with Maintenance Supervisor, Repair and PM’s as necessary.
- Maintain communication and follow up with building Tenants.
- Update work order system daily with legible notes, status and proper data entry.
- Adjust door closures.
- Rekey locks for existing and new tenants.
- Assist with plumbing issues and repairs.
- Change out flags and floor mats.
- Assist with electrical issues and repairs.
- Touch up painting as identified.
- Power washing projects; various everywhere, all properties.
- Repaint curbs and parking stops - ongoing as needed.
- Assist with make readies as needed for Vacant spaces.
- Change out lightbulbs and ballasts as needed.
- Change out ceiling tiles as needed.
- Blow sidewalks, entrances and grounds as necessary.

**Essential Functions**
- HVAC Assignment:_
- Installs, inspects, repairs, and maintains mechanical, heating, ventilation, and air conditioning systems and related components to include pneumatics, flakt fan, joy fans and chiller systems.
- Troubleshoot all hot/cold calls.
- Replaces HVAC filters, belts and performs quarterly PM's.
- Electrical Assignment:_
- Installs, inspects and repairs electrical systems and related components.
- Inspects and maintains electrical and fire sprinkling systems and related components.
- Plumbing Assignment:_
- Installs, inspects, repairs, and maintains plumbing and fire sprinkling systems and related components.
- Other Assignments:_
- Installs, inspects and maintains building structural systems and related components.
- Leads other trade workers on special assignments and/or projects.
- Provides training and guidance to other day porters and personnel.
- Installs, repairs, and replaces doors, windows and building hardware.
- Install leasing signs occasionally.

**Education**

Any combination of education and/or experience that has provided the knowledge, skills, and abilities necessary to satisfactory job performance would be qualifying. A typical way to obtain the required knowledge, skills and abilities would be: Five years experience in semi-skilled and skilled electrical, HVAC, plumbing construction, maintenance and/or repair work.

**Special Requirements**
- Must have reliable truck.
- Valid Driver License is required. Failure to maintain this license will result in discipline up to and including termination.
- Assignments: Possession of, or ability to obtain as a condition of successful completion of the probationary period, a valid refrigerant recovery certificate preferred.
