Soliciting,analyzing,leveling,andnegotiatingsubcontractorandsupplierproposals. Buildingandmaintainingstrongrelationshipswithsubcontractors,suppliers,owners,architects,engineers,andotherprojectstakeholders. Identifyingscopegaps,projectrisks,scheduleconcerns,andopportunitiesbeforetheyreachthefield. Participatinginclient,architect,consultant,pre-bid,andprojectplanningmeetings. Supportingsubcontractorbuyoutandfinalcontractnegotiationsfollowingprojectaward. Leadinganorganizedtransitionfrompre-constructionintoconstruction,ensuringtheProjectManagementandfieldteamshaveaclearunderstandingoftheestimate,scopes,assumptions,exclusions,schedule,risks,andoutstandingitems. Utilizing Procoreandotherconstructiontechnologyplatforms tomaintainaccurateprojectinformation,documentation,pricing,andcommunicationthroughoutthepre-constructionprocess. HelpingdevelopandimproveBaker’spre-constructionprocesses,standards,tools,andbestpracticesasthecompanycontinuestogrow. Contributingtoourcollaborativeculturethroughteaminitiatives,mentorship,andcontinuedprofessionaldevelopment. Strongunderstandingof commercialconstructionmeans,methods,sequencing,scheduling,andprojectdelivery. Experiencedevelopingconceptualestimates,detailedestimates,bidpackages,andfinalprojectpricing. Strongunderstandingofsubcontractorscopes,bidleveling,scopereview,valueengineering,andconstructability. Experiencewithavarietyof contractdeliverymethods ,includingLumpSum,GMP,Design-Build,andCostPlus. Experienceacrossarangeofcommercialprojecttypessuchas healthcare,financial,retail,dental,hospitality,industrial,government,andmulti-family. Familiaritywithconstructionmethodssuchas woodframe,steel,masonry,post-tension,tilt-wall,andpre-engineeredmetalbuildings. Proficiencywith Procore,Bluebeam,MicrosoftOffice ,andestimating/schedulingtools. Strongcommunication,organization,analytical,negotiation,andrelationship-buildingskills. Abilitytomanagemultipleprojects,priorities,anddeadlineswhilemaintainingahighlevelofaccuracyandattentiontodetail.
