We are seeking a detail-oriented Estimator to forecast project costs and manage budgets for residential construction projects. The ideal candidate will gather details and compile data to estimate all production costs according to specifications, considering raw materials, labor, equipment, and transportation. This role requires a blend of analytical skills and creativity to determine necessary resources while adhering to budgetary constraints. Essential Duties & Responsibilities: Cost Estimation: Prepare detailed cost estimates for material, labor, equipment, and subcontractors based on blueprints and specifications. Budget Management: Create comprehensive project budgets and track active costs while houses are under construction to ensure financial efficiency. Bid Administration: Solicit and evaluate bids from vendors and subcontractors. Negotiate pricing and scope of work to ensure best value and quality. Database Maintenance: Maintain and update "cost keys" and price masters to reflect current market rates for materials and labor. Value Engineering: Review plans and recommend changes to specifications that reduce costs without compromising quality. Change Orders: Evaluate offers to purchase by calculating costs for client-requested changes, additions, and specific site requirements. Analysis & Reporting: Resolve cost discrepancies by analyzing data. Prepare special reports on cost trends and project financial health for management. Qualifications: Proven experience as a Construction Estimator or similar role. Strong understanding of construction processes, materials, and legal regulations. Proficiency in estimation software and Microsoft Office (Excel). Ability to work autonomously and rely on judgment to plan and accomplish goals. Strong negotiation and communication skills.
