This is a critical preconstruction role that sets the tone for every project from day one. You’ll shape early-stage decisions, translating design concepts into precise cost projections while factoring in efficiency, buildability, and long-term value. Expect to partner closely with internal teams, designers, and trade partners to build bids and budgets that are both competitive and rooted in market reality. Beyond pricing, you’ll be an integral voice in identifying risks, unlocking value, and guiding smarter decisions before a shovel ever hits the ground. What You’ll Do Lead all aspects of estimating, from quantity takeoffs to drawing reviews and cost validations. Oversee the bidding process through platforms like Procore, maintaining consistency and accuracy throughout. Analyze scope changes, contract documents, and design shifts to assess cost impact. Build cost models that clearly document assumptions, risks, and rationale. Leverage historical data and vendor inputs to refine pricing strategies. Standardize estimating tools templates, scopes, leveling sheets to improve workflow and clarity. Attend preconstruction meetings and turn insights into pricing strategies. Work within defined budgets to manage both time and financial expectations during preconstruction. Build and maintain a reliable, up-to-date network of vendors and subcontractors. Lead procurement strategy, evaluating bids and locking in competitive agreements. Improve internal processes, building tools and workflows that boost team efficiency. What You Bring 5+ years in construction estimating, ideally with hands-on field experience. Deep knowledge of procurement, cost modeling, and vendor evaluation. Mastery of Procore, Excel, and On-Screen Takeoff. Familiarity with Bluebeam and Building Connected is a bonus. Sharp analytical instincts and the ability to break down complex scopes into clear, actionable pricing. Strong communication skill both written and verbal.
