ABOUT THE ROLE
The Compliance Audit & Support Specialist serves as the primary compliance auditor and compliance support resource for assigned affordable housing portfolios. This position is responsible for auditing lease-up, initial move-in, transfer, and other resident files for affordable housing programs, including Low-Income Housing Tax Credit (LIHTC), Project-Based Section 8, HOME, and other affordable housing programs, ensuring compliance with applicable federal, state, investor, agency, and company requirements.
This position requires periodic travel throughout the company's portfolio to conduct on-site compliance audits, provide training, and support compliance-related initiatives across the portfolio. Travel may include automobile and commercial airline travel as business needs require. When not traveling, this position works remotely from a designated home office.
In addition to auditing responsibilities, this position provides compliance support to the Compliance Department and property teams through certifications, file reviews, training, regulatory guidance, and other compliance-related activities that promote consistent regulatory compliance across the portfolio. Up to 75% travel by plane/car. ABOUT YOUR IMPACT Essential Function I – Compliance AuditingCompliance auditing is the primary responsibility of this position and is essential to maintaining portfolio-wide regulatory compliance and audit readiness. The Compliance Audit & Support Specialist performs comprehensive audits of affordable housing resident files to ensure accuracy, completeness, and regulatory compliance before submission to third-party agencies, investors, or other program administrators. This position also partners with site teams to resolve audit findings, coordinate corrective actions, and ensure identified deficiencies are addressed through final resolution. ResponsibilitiesServe as the primary compliance auditor for assigned affordable housing communities.
Audit lease-up, initial move-in, transfer, and other resident files for accuracy, completeness, and regulatory compliance.
Review files for compliance with LIHTC, Project-Based Section 8, HOME, state housing finance agency requirements, and other affordable housing program requirements, as applicable.
Audit all required lease-up and new move-in files prior to submission to third-party tax credit agencies, investors, or other program administrators.
Review audit findings, identify compliance deficiencies, and partner with site teams to complete all required corrections before and after third-party reviews, ensuring files are brought into full compliance.
Respond to third-party audit findings and coordinate corrective actions through final resolution.
Maintain accurate audit documentation, reports, tracking logs, and records of corrective actions.
Monitor regulatory changes and ensure audit practices remain consistent with current affordable housing requirements.
Recommend process improvements that strengthen compliance and reduce recurring audit findings.
Assist with portfolio-wide compliance audits, internal reviews, and special projects assigned.
Essential Function II – Compliance SupportIn addition to auditing responsibilities, this position provides compliance support to the Compliance Department and property teams through file reviews, certifications, training, regulatory guidance, and other compliance-related activities that promote consistent regulatory compliance across the portfolio. ResponsibilitiesConduct income certifications and annual recertifications for affordable housing programs.
Review resident files and partner with site teams to resolve compliance deficiencies.
Prepare lease packages and other required compliance documentation.
Provide compliance support for leasing activities, including reviewing applications, lease agreements, and move-in documentation for regulatory compliance.
Process or assist with Housing Assistance Payment (HAP) billing, compliance reporting, Yardi reporting, and other compliance-related administrative functions, as assigned.
Provide training, guidance, and technical support to property staff regarding compliance policies, procedures, and affordable housing regulations.
Assist with agency, investor, and internal compliance requests, audits, and reporting requirements.
