Director of Facility Operations / Maintenance TerraBella Senior Living is the proud operator of more than 30 communities throughout the Carolinas, Virginia, Kentucky, Georgia, and Tennessee. Our communities offer Active Independent Living, Assisted Living, Memory Care, and short‑term Respite Care. We are looking for a Director of Facility Operations to join our community, Pheasant Ridge. Responsibilities Supervise the maintenance of buildings, grounds, security, and mechanical assets. Execute all housekeeping, laundry, and transportation services per community policy. Oversee total operation and maintenance of the campus, maintaining high construction standards. Develop vendor relationships and negotiate contracts for maintenance services. Conduct inspections on apartments prior to occupancy. Respond to after‑hours calls for maintenance emergencies. Develop and implement a comprehensive preventative maintenance program and work order system. Plan, organize, develop, and lead housekeeping/laundry operations in compliance with federal, state, and local laws. Review monthly financial statements and implement action plans for deficiencies. Process and submit monthly expenses and budget data in a timely manner. Staff and schedule team members per operational and budgetary guidelines. Ensure transportation vehicles are maintained in good working condition and safe, with regular inspections. Oversee safe transportation of passengers from the community area to destinations according to schedule. Qualifications High School Diploma or Bachelor’s/Technical degree in a related field. Four years of maintenance supervision experience. HVAC experience or training. Working knowledge of machinery, tools, repair techniques, plumbing, and related repair. Experience with electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness. Proficiency in Microsoft Office. Ability to handle multiple priorities. Leadership skills that inspire and motivate others to perform well.
