Overview Project Manager Full Time Odessa, TX Salary Range: $105,000.00 to $140,000.00 annually The Project Manager oversees the daily management, planning, and execution of construction projects to ensure alignment with design specifications, schedules, and financial objectives. Establishes project governance by implementing standards, processes, and tools to facilitate efficient project management throughout the project lifecycle. Understands and applies construction processes and operations to establish productivity and quality goals. Monitors project milestones, changes, and technical reports, while managing relationships with clients and contractors and maintaining clear communication channels. Addresses escalated issues that could hinder project delivery and devises solutions. Evaluates project metrics to identify areas for improvement and cost-saving measures for future projects. May supervise a department within high-volume administrative/production settings and exercise decision-making authority within this scope. The Project Manager has a close collaborative relationship with the Pre-Construction team from the initial stages of the project. Project Administration Prime Contract: Understand the prime contract and manage the project by its terms and conditions. Prepare for and conduct OAC meetings. Generate SOV and produce monthly project billings track receivables and communicate with upper management regarding payment status. Manage design teams to ensure information is provided promptly to facilitate the project schedule. Subcontracts: Assist or conduct weekly subcontractor meetings, QC meetings, project coordination meetings, etc. Review and approve subcontractor SOVs. Process subcontractor billings in a timely manner. Process vendor billings promptly. Manage subcontractors to ensure contract document obligations are met. Address subcontract back charges promptly with precise supporting documentation to avoid conflicts and claims. Internal: Conduct weekly staff meetings to review the projects health and problem identification/resolution. Assist in preparation and attendance at subcontractor preconstruction meetings. Review and ensure accuracy/compliance for all daily reports. Coordinate with project admin to understand project needs and balance workload across projects; schedule meetings to establish priorities as needed. Forecasts: Provide timely and accurate forecasts to portray estimated project cost and remaining costs accurately. Change Management: Manage changes on both Owners and Subcontractors sides. Vet changes with appropriate cost analysis and backup; package for processing. Timely management of changes so CM software reflects proper estimated cost at completion and fee. Knowledge of Procore Financial Module, including setting up prime contract SOV, budget, cost codes, financial markups, invoicing, formatting, etc. Schedule Develop a project baseline schedule with proper logic, details, and durations. Understand contractual requirements to track delays and project float. Provide consistent schedule updates reflecting actual dates, remaining durations, and projected finish. Communicate with the project superintendent to manage the schedule; participate in major pull planning sessions and facilitate the superintendents pull planning sessions. Input project delays to reflect impacts on the schedule and assist in resolving schedule issues in the field. Job Procurement Project buyout, including managing the project budget and creating comprehensive scopes of work that ensure complete coverage; lead negotiations with subcontractors. Ensure timely and accurate submittals and release of materials to facilitate the project schedule; manage staff as needed to support procurement. Maintain the procurement log. Quality Assist in preparing for and participating in QC phase meetings. Ensure the superintendent conducts appropriate inspections to achieve specified quality. Ensure QC meetings are adequately documented. Look ahead for problems impacting schedule, quality, and scope, and propose solutions. Create RFIs to propose solutions and mitigate impacts on schedule, cost, and quality. Safety Work with the safety department to implement and adhere to safety policies. Client Satisfaction Ensure the client receives the project on time, within budget, and with the expected quality. Foster an experience that aligns with the client expectations; lead professional OAC meetings to ensure the client feels heard and that the project team prioritizes the clients interests. Business Development Attend industry networking events and grow your professional network. Understand the clients upcoming projects and build relationships so Butler-Cohen is considered for new work. Provide the BD department with potential leads on new work. Talent Development Demonstrates understanding of responsibilities and can train others to perform duties; applies management principles and holds team members accountable. Collaborates respectfully with others and ensures admin is integrated into the project team; helps manage admin duties to prevent overload. Trains and develops staff to advance in their careers. For questions or more information, please contact: Requirements Education/Experience Required: 4+ years of construction project management experience on commercial construction projects Bachelors degree in construction science, Construction Management, or similar Skills/Abilities Required: Must have the ability to work flexible hours, including weekends. Willingness to travel in the market and relocate based on project location. Able to work in all elements of the outdoor environment including heat, cold, rain, snow, wind, etc. Able to access entire jobsite including stairs, scaffolding, ladders, elevation changes, etc. Can work in physical positions including kneeling, sitting, standing, squatting, bending, etc. Ability to establish and maintain a positive and professional working relationship with individuals at all levels of the company including client representatives and subcontractors. Must be able to work with minimal supervision and have extensive problem-solving skills. Must have basic computer skills, including Microsoft Office Suite and Project Management software (Procore preferred). Strong working knowledge of all project documents, including specifications, plans, submittals, subcontracts, shop drawings, and other project documents. Knowledge of local quality, safety, and health guidelines for construction job sites. Working knowledge of OSHA requirements and OSHA site visits. Physical and Working Conditions: This role is performed in a hybrid indoor/outdoor setting on an active commercial construction site and requires a high level of physical mobility and situational awareness. Physical Demands: Must be able to walk the site multiple times per day on uneven surfaces; climb stairs and ladders to access all areas of the jobsite; frequent bending, kneeling, stooping, squatting, and standing for extended periods. Must be capable of lifting, carrying, pushing, or pulling objects weighing up to 50 pounds unassisted. Must be able to work on their feet for most of the workday without extended rest periods. Must be able to visually inspect small details and work elements at close range and at distance. Must be able to hear and understand verbal instructions and communicate clearly in noisy environments. Must be physically capable of coordinating in the field with subcontractors, vendors, and inspectors throughout the day. Working Conditions: Work will occur in all weather conditions and may require independent work during certain hours; may be exposed to high noise, dust, and other particles; PPE must be worn.
