JOB SUMMARY:

The Caretaker is responsible for assisting the site personnel in performing all duties and functions required for efficient operation of the apartment communities including event planning, cleaning, and assisting Site Manager with minor office duties. This position will report to the Regional Manager. The job must be completed in 15 hours per week. The duties of the Caretaker include, but are not limited to the following:

JOB DUTIES PERFORMED:

  1. Observe given office hours and be available for off hour emergencies. Extra hours as needed with the
Regional Managers prior approval.
  1. Coordinate any opportunities for support services for the elderly, such as; holiday meals, and decorating
common areas for the holidays.
  1. Complete common area cleaning including vacuuming, washing walls and/or doors & windows.
  2. Plan and execute on activities and parties for the apartment community.
  3. Distribute any correspondence, and collect correspondence needed back from residents.
  4. Mails bills weekly to the Sioux Falls office.
  5. Daily care of building and all areas of the grounds including mowing, snow removal, etc.
  6. Care of on-site equipment.
  7. Cooperates with staff personnel to uphold areas such as quality improvement, cost reduction, method
improvements, and equipment maintenance.
  1. Clean and maintain guest suites.
  2. Responsible to request more training that will enhance your ability to understand and perform your job.
Also, to be able to utilize constructive counseling for any deficient areas.
  1. Responsible to keep expenses within budget.
  2. Socialize and interact with tenants.
  3. Be available to perform site/file reviews with financing authority.
  4. Observes all company personnel, quality, and safety policies.
  5. Performs other duties and responsibilities as assigned.

KNOWLEDGE, SKILLS, AND ABILITIES:
  • Understanding of property management and marked ability to analyze and respond to site problems.
  • Good communication skills - both oral and written.
  • Behavior supports positive work environment. Examples: lead by example, friendly and excellent
communication skills both listening and speaking.
  • Some mechanical ability to analyze and care for equipment.
Requirements
  • Applicants must be able to live onsite.
