  • General Mechanical/Electrical/Plumbing/AV/Security
  • Keen eye on quality of finishes
  • Site cleanliness – will require that the subcontractors are held accountable for daily clean up.
  • Site organization and logistics. This is a difficult site to access and get materials staged for construction. Whoever we find, needs to be an incredible planner/organizer and site manager.
  • Monday through Friday workdays with some Saturdays being necessary depending on phase of construction and trades work schedule. No work on Sundays or holidays.
  • Buildertrend – Project management software system. This system will be used to track costs, perform daily logs, weekly updates, post photos, and scheduling. We will require daily logs, daily progress photos, and weekly summary reports. the superintendent/project manager we assist with developing a project baseline schedule at the beginning of the project and then will be required to manage the schedule from project inception to closeout.
  • Cost tracking – the project manager/superintendent will be provided a detailed cost estimate through Buildertrend. It will partly be the project manager’s/superintendent’s responsibility to track all costs and document any changes being made to the project. Our office will assist with pricing of changes and documenting those changes to the Owner, however, it will be one of the project manger’s/superintendent’s main responsibilities to identify those cost changes prior to the work occurring and making sure that the changes are not executed prior to Owner approval.
