We are seeking a highly skilled Air Conditioning Mechanic to perform installation, operation, adjustment, troubleshooting, and maintenance of heating, ventilation, refrigerating, and cooling (HVAC) systems, including Building Management Systems (BMS), Power Management Systems (PMS), and Central Plant operations. The position may require evening, weekend, and holiday work. Job Responsibilities Operate, maintain, and repair mechanical equipment in airport terminals and auxiliary buildings. Conduct periodic inspections of all stationary building equipment, diagnose malfunctions, and ensure compliance with preventive maintenance schedules. Participate in major overhaul work involving low‑pressure boilers, chillers, packaged A/C units, combination units, furnaces, heating units, and large ventilation fans. Install, maintain, calibrate, and repair electric, electronic, pneumatic, and digitally controlled building automated and power management systems. Estimate necessary repair work and requisition supplies, materials, and parts. Maintain cooperative relations with building occupants, responding to inquiries as appropriate. Ensure equipment rooms and adjoining areas are kept clean and orderly. Manage work orders for terminals and auxiliary buildings using the Computerized Maintenance Management System (CMMS). Prepare reports and maintain records. Reconfigure computer control strategy for building heating, ventilation, and air conditioning systems. Read and interpret blueprints, drawings, and specifications. Essential Duties 1. Inspect, adjust, repair, replace, and perform preventative maintenance of heating, cooling, air‑conditioning, and ventilating equipment and controls. Frequency: Daily/Several Times 2. Repair packaged A/C units, furnaces, combination units, heating units, and ventilating fans. Frequency: Daily 3. Make repairs and adjustments to associated equipment such as compressors, pumps, ventilating fans, burners, boilers, and air‑conditioning control systems. Frequency: Daily 4. Check V‑belts, lubricate fan bearings, replace air filters, and purify media on air handlers. Frequency: Daily 5. Take and record all temperatures and pressures, purge air from machines, check condenser coils for fouling, measure specific gravity of solution and refrigerant, and check all operational and safety controls on chillers. Frequency: Daily 6. Monitor and adjust sites via intranet; use multiple Building Automation Systems to monitor, adjust, and control overall building HVAC comfort and demands; perform functional testing of varied HVAC equipment and subparts; test and reset alarms. Frequency: Daily 7. Respond to emergency repair service calls. Frequency: Daily 8. Provide lead direction to any assigned helpers. Frequency: Daily 9. Maintain time clocks, thermostats, and other controls, programming digital thermostats, digital time clocks, and digital variable frequency drives; perform major repairs on integrated building temperature control panels. Frequency: Daily 10. Inspect, operate, and repair low‑pressure boiler systems and related heating equipment. Frequency: Daily 11. Maintain and repair water softeners. Frequency: Daily 12. Maintain operating logs and related records. Frequency: Daily 13. Perform routine testing and maintenance of water treatment systems common to cooling towers and boilers. Frequency: Weekly 14. Replace sub‑assembly units in small and large heating, ventilating, and cooling systems. Frequency: Weekly 15. Clean firesides, check operational and safety cut‑out controls, conduct air/fuel ratio tests, and conduct a complete check of the boiler burner assembly and flame safeguard elements. Frequency: Weekly 16. Clean condenser coils; check all operational and safety controls; check suction and discharge pressure; check for refrigerant leaks; perform soldering or brazing of all breaks; evacuate and recharge systems in air conditioning and condensing units. Frequency: Weekly 17. Periodically disassemble and overhaul large centrifugal and reciprocating refrigeration compressors, absorption chillers, and related equipment. Frequency: Intermittent 18. Maintain cooling towers and sump basins as well as filtration systems. Frequency: Intermittent 19. Perform other related duties as assigned. Frequency: As Required Qualifications Education: Completion of a certificate program in HVAC from an accredited college or university AND three (3) years of increasingly responsible experience in the operation, repair, and maintenance of heating, ventilating, refrigeration, and cooling systems common to large buildings. Licensing: Possession of a valid State of California driver’s license. Certifications: Possession of a Universal Certification for Chlorofluorocarbon (CFC) Refrigerants from the Environmental Protection Agency. Class A/B Driver’s License: May be required for certain positions. Customer Service – Anticipates customers’ needs and delivers services effectively and efficiently. Flexibility – Makes effective decisions and achieves results amid major changes. Problem Solving – Defines problems, gathers information, and uses logic and intuition to reach decisions. Reliability – Completes work assignments on time, maintains confidentiality as appropriate. Salary Range Air Conditioning Mechanic: $102,814.40 – $124,904.00 (final salary determined by qualifications and experience).
