The Operations & Maintenance Technicians play a key role in maintaining the excellent standards of Uptown Rental Properties by addressing emergency maintenance requests, completing work orders efficiently, and ensuring open communication with residents and team members. This position starts at $18/hr and is full-time, Monday-Friday, with a limited on-call rotation, and includes the stellar benefits listed below:

Operations & Maintenance Technician responsibilities:

  • Prioritize and plan daily work orders in collaboration with the O&M Supervisor, prioritizing tasks based on urgency and skill requirements
  • Complete work orders promptly, ensuring cost-effective and quality-driven outcomes
  • Complete diverse tasks such as electrical, plumbing, HVAC, painting, janitorial, preventative maintenance, landscaping, and more
  • Communicate promptly and clearly with internal and external stakeholders regarding work progress and completion
  • Uphold company standards in using company resources, such as vehicles, tools, and equipment, professionally and responsibly
  • Serve as an on-site representative of Uptown Rental Properties, modeling professionalism and courtesy.
  • Act as a first point of contact for residents during after-hours shifts, ensuring efficient response to emergencies.

Operations & Maintenance Technician Qualifications:

  • Previous experience in operations or maintenance within a residential or similar setting preferred
  • Ability to manage time effectively and complete high-quality work independently
  • Strong communication skills and a professional, courteous demeanor
  • Experience with electrical, plumbing, HVAC, and general maintenance tasks
  • Ability to lift and carry necessary materials, maintain physical endurance, and adhere to all safety standards

JOB SUMMARY: The O&M Technician is responsible for completing maintenance service request to the industry leading standards of Uptown Rental Properties. The O&M Technician is also expected to maintain a customer focus to ensure high-quality resident experience

Key Performance Objectives in order of priority include:


Receives and responds to emergency maintenance requests during scheduled after-hour shifts to ensure high-quality resident experience for all Uptown Rental Properties residents.

ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. Other duties may be assigned.

Interpersonal Responsibilities

  1. Serves as the on-site representative of Uptown Rental Properties, always modeling exemplary professional behavior.
  2. Acts as first point of contact for residents of Uptown Rental Properties during scheduled after-hours on-call shifts to ensure efficient completion of emergency work.

Operational Responsibilities

  1. Ensures all interactions with Uptown Rental Properties residents during work order completion promotes the highest quality resident experience.
  2. Plans daily completion of work orders in collaboration with the O&M Supervisor, prioritizing work based on time, skill set, workload and location.
  3. Ensures prompt completion of high-priority work orders as necessary in the direction of the O&M Supervisor
  4. Orders and collects essential materials for efficient completion of work orders in collaboration with the O&M Supervisor, when necessary.
  5. Maintains open communication channels with Uptown Rental Properties residents through a variety of mediums to ensure residents are informed of work progress and completion.
  6. Completes all work orders to the highest quality and in the most efficient time based on scheduling, including but not limited to electrical, plumbing, HVAC, painting, janitorial, preventative maintenance, landscaping, building and unit inspections.
  7. Communicates needs of work orders outside of the skillset and/or capacity of Uptown Rental Properties with preferred vendors for efficient completion, updating work order information, as necessary.
  8. Maintains open communication channels with Property Managers and other Maintenance Technicians to ensure prompt completion of all work orders, seeking assistance if additional support is required.
  9. Creates and updates work orders during scheduled after-hours on-call shifts through the companys internal work order management system.
  10. Maintains open communication with Property Managers, Facilities Foreman, and other Maintenance Technicians during completion of work orders, reporting progress and any issues which could affect completion, as necessary.
  1. Ensures the professional use of all assigned Uptown Rental Properties resources, including but not limited to company vehicles, cell phone, tools, and equipment.
