Job Description Summary Responsible for day-to-day service needs related to the physical condition, appearance, and operational efficiency of the property, ensuring a safe, attractive living environment for residents and sustained resident satisfaction. Essential Job Duties Consistently demonstrate the HEROES principles: Helpful, Engaged, Responsive, Outstanding, Excellent, and Successful in all activities and interactions. Ensure timely, accurate, and high-quality completion of resident service requests. Perform routine, preventive, scheduled, and emergency maintenance repairs, and general upkeep across the community and equipment; maintain logs and records. Contribute to marketing efforts and resident satisfaction by delivering excellent customer service; communicate effectively with residents, staff, management, and guests to address concerns promptly and professionally. Participate in apartment turnovers as directed; repair, renovate, paint, and clean vacant apartments. Keep all areas safe, tidy, and free of trash or debris; manage dumpster areas and prepare dumpsters for trash pick-up. Monitor community and grounds; advise management of areas needing attention. Maintain landscaping (watering flowers) and perform snow removal as needed. Provide guidance, direction, and training to Maintenance Apprentices & Porters. Comply with Enterprise Residential policies, procedures, and regulatory requirements; understand operational and HR policies. Respond promptly and courteously to emergencies; participate in required in-service training. Support other communities as assigned by management; perform other duties as assigned. Supervisory Responsibilities This position has no supervisory responsibilities. Essential Skills, Experience and Talents Minimum one year as a maintenance technician or relevant experience. High School Diploma or GED. Skills in carpentry, plumbing, electrical, HVAC, equipment repair, and painting. EPA Section 608 Technician Certification - Type II or Universal (or ability to obtain within 90 days of employment). Proficiency with hand and power tools. Ability to work in a fast-paced environment with strong organizational and follow-up skills; ability to manage multiple priorities. Strong verbal and written communication skills in English with diverse groups of associates, residents, and external agencies. Ability to read English well enough to understand policies, safety notices, and general business correspondence. Excellent interpersonal skills, positive attitude, and strong customer service orientation to older adults. Strong attention to detail. Proficiency with basic computer keyboarding and navigational skills. Requirements Provide a basic tool set. Possess and maintain timely and reliable transportation. On-call: be ready, available, fit for work, and able to report to the property within 30 minutes of a call.
