We’re a team of innovators reshaping the future of construction, and we’re looking for people who want to build what’s next.We’re looking for a Director of Operations to lead the end‑to‑end execution of our projects and operational systems, ensuring each project adheres to FormX’s uncompromising standards of quality, precision, and sustainability. This role sits at the intersection of strategy and execution—turning vision into measurable outcomes through operational rigor, financial discipline, and team leadership.What You’ll DoManage all phases of formX projects, from design to planning to delivery, ensuring projects are completed on time, within budget, and meet formX’s quality standards.Translate FormX’s strategic goals into actionable execution plans and OKRs—aligning planning, supply chain and procurement, and field execution through measurable KPIs and dashboards.Drive cross‑departmental integration—bridging software, design, engineering, and field operations—to achieve speed and quality at scale.Develop scalable processes and playbooks for repeatable, efficient project delivery.Design and deploy digital tools and automation systems to optimize visibility, predictability, and cost control across all builds.Own the P&L of construction operations—ensuring profitability through disciplined cost management and margin optimization.Partner with finance and executive teams to forecast budgets, analyze ROI, and optimize resource allocation.Implement real‑time project tracking and predictive analytics to monitor cost, schedule, and risk—anticipating delays, optimizing procurement, and preventing overruns.Develop and refine processes for streamlined permit submissions and regulatory compliance.Own the client experience across all project stages—serving as the primary point of contact and ensuring transparent, proactive communication from design through delivery.Build, mentor, and retain a high‑performing construction operations team with a focus on empowerment, accountability, and professional growth.Provide regular updates on project progress, risks, and solutions.Benchmark FormX operations against best‑in‑class global builders and tech‑enabled manufacturers.Lead continuous improvement initiatives focused on safety, quality, and innovation.What We’re Looking For10+ years of progressive experience across construction operations, including project planning, budgeting, scheduling, and on‑site management.Prior general construction experience is highly preferred.Proven experience supervising or reviewing detailed construction and permit plans.Deep familiarity with procurement processes, vendor qualification, and supply chain management.Skilled in negotiating and managing supplier and subcontractor agreements.Capable of defining and implementing operational systems—including CRM, ERP, and PM tools.Strong analytical and process‑driven mindset.In‑depth knowledge of permitting processes, zoning laws, and compliance in Northern California.PMP, LEED, or related certifications are highly desirable.Bachelor’s degree in a related field is a plus.Must be located in Northern California and be able to travel locally, up to 20%.Why Join UsAt formX, you’ll play a key role in shaping the team that’s redefining the future of housing.
