Position Title Maintenance Director (Director of Plant Operations) Reports To Administrator Job Level Nonexempt Position Summary The Director of Plant Operations assures optimal performance and readiness to meet and exceed standards of excellence and accreditation standards, as well as legal and regulatory requirements. She/he coordinates general maintenance, planning, property preservation, construction and revitalization of all campus grounds; reports to the CEO and serves on the executive management team; and assists and advises company managers on facilities issues and planning. Position Type / Expected Hours of Work To be determined at the time of hire. Potential position types include: Full Time – typically at least 30 hours per week. Part Time – typically 15–29 hours per week. Per Diem – no regular schedule. Responsibilities / Accountabilities Communicate consistently with the administrative team concerning status, issues, and needs; keep the Administrator and executive team informed of significant problems. Communicate physical plant issues and anomalies to leadership on a regular basis; initiate programs that benefit patients, staff, or the facility. Manage and coordinate activities, operations, and staff of Plant Operations and Bio‑Med. Assure compliance with established medical center standards, policies, procedures, statutes, and state and federal requirements. Develop policies and procedures for maintenance, operation, and preservation of buildings, grounds, and equipment, including Disaster Management and HICS emergency preparedness. Ensure the facility is ready for state audits and inspections, covering life safety, boilers, elevators, biomedical and other physical environment requirements. Coordinate with contracts and vendors for capital improvements, major repairs, installations, demolitions, and projects. Implement a preventive maintenance program; conduct inspections and safety surveys/drills. Coordinate ordering, stocking, and monitoring of maintenance supplies, parts and equipment. Negotiate and supervise contractors/vendors for maintenance within the facility. Demonstrate excellent interpersonal, coaching, and leadership skills; direct overall maintenance, troubleshooting, repairs, installations, plumbing, carpentry, HVAC, electrical, boilers, painting, etc. Interact effectively with all staff, vendors, and regulatory agencies; provide mentorship and training to Plant Operations staff. Define and implement goals for continuous improvement; conduct monthly meetings for training, cross‑training, and communication. Seek development opportunities for professional growth of staff; support strategic business development efforts. Specific Educational / Vocational Requirements 3+ years of healthcare plant operations experience (operations, design, maintenance of hospital facilities – electrical, mechanical, plumbing, HVAC). Contract‑managed service experience. Bachelor’s degree or equivalent in Plant Operations, Healthcare Administration, or a related field preferred. 3+ years of management experience. Professional certifications (CHFM, IFMA FMP, OSHA) preferred.
