POSITION SUMMARY:
The Leasing Agent is responsible for generating and following up on sales leads, conducting tours of the property/specific units, qualifying prospective residents, closing the sale. Additionally, the leasing agent participates in resident contract renewals and retention programs.
MAJOR DUTIES:
PRIMARY RESPONSIBILITIES
- Ensure that model apartment units are ready and available for show/tour on a daily basis.
- Generate and follow-up on sales leads, conduct tours of the property/specific units and obtain prospect information.
- Participate in inside/outside sales activities (open houses, promotions, etc.) to generate leads
- Achieve monthly targeted goal percentages for qualified new leases following established terms and procedures; must reach a closing ratio of at least 30%
- Complete required leasing contracts and collect first rent payment
- Provide great customer service to residents with particular attention on curb appeal, move-in experience, friendliness & responsiveness in properly addressing resident concerns
- Develop and maintain an on-going resident retention program and play an active role in the renewal process; meet renewal quotas
- Maintain updated knowledge on current market conditions, rental rates, sizes, locations, floor plans and all amenities of the property and the ability to train others
- Efficient and timely processing of all administrative forms, reports, resident and property files
SECONDARY RESPONSIBILITIES
- Responsible for reporting unusual circumstances regarding the property or residents
- Properly field/address all inquiries made to the office (prospects, residents, vendors, etc.)
SUPERVISORY RESPONSIBILITIES:
- No supervisory responsibilities.
QUALIFICATIONS:
- Associates (2 yr) Degree in business, sales, marketing or real estate OR 2-4 years of experience as a leasing consultant or similar job function in the property management or real estate industry in lieu of a degree
- Proficient with Microsoft Office (Outlook, Word and Excel) and ability to learn various other software. Knowledge of Yardi Voyager or other property management software highly desirable
- Ability to read and interpret documents such as lease agreements, safety rules and other related documents
- Mathematical proficiency to calculate discounts, interest, commissions, percentages, etc.
- Working knowledge and compliance with of Fair Housing laws and regulations.
- Outstanding sales presentation skills, both face-to-face and via telephone with solid closing skills.
- Strong organizational and time management skills with a high attention to detail is essential.
- Outstanding interpersonal and communication skills to successfully interact with multiple constituencies and diverse groups of people.
- Demonstrate independent, mature judgment; conveys a professional image and attitude.
- Ability to effectively manage moderate to high levels of stress.
- Ability to work a flexible schedule that includes evenings, weekends, and some holidays.
- Ability to work extended hours if needed
PHYSICAL REQUIREMENTS:
- The physical requirements of this position are related to a standard office environment. Must be able to utilize a phone, computer and screen, and other office equipment. While performing the duties of the job, the employee is required to hear, talk, reach, stoop, or kneel, and sit; Must be able to walk for extended periods of time under various weather conditions to tour the property. Must be able to occasionally lift up to 25 pounds.
