Position Overview:
The firm is seeking an experienced **Director of Development** to lead their residential development projects in the Greater Boston area. This position involves managing a portfolio of residential and mixed-use projects from conception through stabilization. Reporting to senior leadership, the Director will be responsible for overseeing every phase of development, ensuring that projects are delivered on time, within budget, and to the highest standards of quality and market appeal.
Key Responsibilities:
- Identify and evaluate residential development opportunities in Boston and surrounding markets, ensuring alignment with the firm’s strategic goals.
- Conduct detailed site assessments, including zoning analysis, site feasibility, and community integration.
- Oversee the repositioning of underperforming assets, developing creative solutions to maximize value.
- Prepare and present financial analyses, budgets, and project schedules to secure equity and financing approvals.
- Lead entitlement processes, securing zoning changes, permits, and regulatory approvals. Collaborate with community groups and public agencies to build support for projects.
- Assemble and manage project teams, including architects, engineers, consultants, and contractors, ensuring alignment with project timelines and budgets.
- Oversee project design and construction phases, coordinating with property management and leasing teams to ensure smooth transitions to occupancy.
- Monitor project budgets and schedules, mitigating risks and resolving challenges proactively.
- Cultivate relationships with local stakeholders, including brokers, municipal officials, and community organizations, to strengthen the firm’s presence in the Boston market.
Qualifications:
- At least 5 years of residential real estate development experience, including ground-up and mixed-use projects.
- Proven ability to manage the full lifecycle of residential developments, from site selection and entitlement to construction and stabilization.
- Strong financial acumen, including expertise in financial modeling, underwriting, and funding strategies.
- Deep knowledge of Boston’s zoning regulations, entitlement processes, and housing market dynamics.
- Excellent leadership and communication skills, with the ability to navigate complex stakeholder relationships.
- Established network within the Boston real estate development community, including brokers, planners, and consultants.
- Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, Finance, or a related field; advanced degrees are a plus.
