Director of Maintenance & Housekeeping – Applied Plasma Devices, Inc. Supervises the maintenance of the building, grounds, transportation, housekeeping, and mechanical assets of the Community. The position is bonused on top of salary. Essential Duties and Responsibilities Responsible for assisting governmental services during inspections; must be aware of all required regulations and ensure campus compliance. Collects, prioritizes, and assigns maintenance service requests in a timely, efficient manner. Responsible for the total operation and maintenance of the campus; supervises maintenance of Community buildings to high construction standards. Develops the Capital Budget and annual maintenance budgets. Oversees renovation, remodeling, and maintenance of the entire Community. Oversees and manages maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness. Develops vendor relationships and negotiates contracts for maintenance services when appropriate; makes recommendations to Executive Director. Evaluates equipment needs and submits purchase requests to the Executive Director. Conducts inspections on apartments prior to occupancy. Ensures trash collection and removal, and trash receptacles and collection areas are maintained in a clean, sanitary, and timely manner. May receive after‑hours calls for maintenance emergencies. Develops and implements a comprehensive preventative maintenance program and work order system. Leads the Safety Committee. Ensures compliance with the Water Management Plan and Moisture Management Plan. Directly supervises employees in the Maintenance and Housekeeping department; carries out supervisory responsibilities in accordance with the organization's policies and applicable laws, including hiring, training, performance appraisal, and discipline. Qualifications High School Diploma or Bachelor’s/Technical degree in a related field. Four years of maintenance supervision experience. HVAC certification preferred. Working knowledge of machinery, tools, repair techniques, plumbing, and related repair. Experience with electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness. Experience with all types of appliances (refrigerator, washer, dryer, dishwasher, stove, microwaves) preferred.
