POSITION SUMMARY:

Under the direction of the Association Director of Properties and consistent with the Y's mission and values, the District Properties Director provides leadership to and is responsible for the management of maintenance and housekeeping. The District Properties Director will contribute to branch operations through service as a manager on duty, and support of events as needed. The District Properties Director will serve as a resource for risk management and safety and will ensure the safety of staff and members.

ESSENTIAL FUNCTIONS:
  1. Responsible for daily mechanical operations of the assigned facilities and vehicles including but not limited to: Preventative maintenance, use of software for tracking of daily projects, staff assignments, and preventative maintenance.
  2. General repairs of HVAC boilers, pumps, motors, small engines, vehicles, pools, roofs, concrete, asphalt, and fitness equipment.
  3. Upkeep of the grounds to ensure that litter, equipment, and debris is out of sight and properly stored.
  4. Overall facility maintenance to include painting, construction, landscaping, sweeping, washing, digging, and shoveling.
  5. Perform all aquatics pool mechanics needs and maintenance.
  6. Responsible for third party contracts and vendor relationships per association standards.
  7. Recruit, orient, train, supervise, and develop staff and/or contracted vendors to ensure that all property functions are managed and administered in an effective and efficient manner.
  8. Manage the hours and wages of hourly properties staff according to the department's budget.
  9. Inform staff of changes in technology, laws, codes, or regulations about general facility maintenance and safety.
  10. Document audits and coaching as necessary of staff, vendors, and contractors on their performance to ensure quality work and prompt maintenance of an environment that is supportive of a positive experience.
  11. Develop and manage a departmental budget within established guidelines.
  12. Develop, maintain, and support branch safety efforts through: Documented environmental safety audits, staff training and required certifications. Serving as a resource for Risk Management and Safety for the branch.
  13. Work independently while understanding the necessity for communicating and coordinating work efforts with other appropriate individuals and branches.
  14. Additional assignments as deemed appropriate, within the scope of the job description.

WORK ENVIRONMENT & PHYSICAL DEMANDS:
  • Visual, auditory, and verbal ability to communicate effectively.

  • Ability to lift 50 lbs. and stand, walk, or sit for extended periods of time; occasionally stoop/bend.

Qualifications

QUALIFICATIONS:
  1. Technical education in related field is preferred.
  2. Minimum 3 - 5 years maintenance experience is required.
  3. Pool maintenance is strongly preferred. Certified Pool Operator or ability to obtain within 90 days of hire.
  4. Supervisory experience is strongly preferred.
  5. Ability to relate effectively to diverse groups of people from all social and economic segments of the community.
  6. Excellent interpersonal, communication, and problem-solving skills.
  7. Able to work independently with minimal supervision.
  8. Adept computer skills.
  9. Must be able to work flexible hours including evenings, weekends, and holidays.
  10. Ability to respond to safety and emergencies.
  11. Reliable transportation and ability to travel to multiple branches.
