A Senior Project Manager is responsible for overseeing and managing the development and execution of real estate projects, including residential, commercial, or mixed-use properties. This role involves coordinating all aspects of the project lifecycle, from concept through to completion, ensuring that projects are delivered on time, within budget, and to the required quality standards. The Senior Project Manager leads teams, collaborates with key stakeholders, and addresses complex issues that may arise during the course of a project. This role requires multi family experience. The ideal candidate will have experience managing 3-5 projects a year within South Florida.


Key Responsibilities:

1. Project Planning & Development:

  • Lead the planning and execution of real estate development projects, including site selection, feasibility studies, due diligence, and concept design.
  • Develop and manage project timelines, work plans, budgets, and schedules.
  • Coordinate with architects, engineers, contractors, and other consultants to ensure project design and scope meet client specifications and regulatory requirements.

2. Budget & Financial Management:

  • Oversee project budgets, ensuring financial targets are met and costs are controlled throughout the project lifecycle.
  • Secure funding and financing for projects, working closely with stakeholders, lenders, and investors.
  • Track and report financial performance, providing updates to senior management and stakeholders.

3. Team Leadership & Coordination:

  • Manage and coordinate internal project teams, external consultants, contractors, and subcontractors.
  • Foster collaboration and ensure communication is clear and consistent across all teams.
  • Resolve conflicts and address performance issues to maintain project momentum.

4. Stakeholder & Client Relations:

  • Act as the primary point of contact for clients, investors, and other key stakeholders.
  • Ensure stakeholder expectations are aligned with project objectives and outcomes.
  • Provide regular updates and reports on project status, risks, and milestones.
  • Develop and maintain strong relationships with key stakeholders, including local governments, regulatory agencies, and community groups.

5. Risk Management & Compliance:

  • Identify and mitigate potential project risks, including financial, legal, and operational risks.
  • Ensure that all aspects of the project comply with relevant regulations, zoning laws, environmental requirements, and health and safety standards.
  • Handle contract negotiations and resolve disputes with vendors, contractors, and other third parties.

6. Construction Oversight:

  • Oversee the construction process to ensure projects are completed on time, within scope, and in accordance with quality standards.
  • Conduct site visits, monitor construction progress, and address any issues or delays.
  • Ensure proper documentation and record-keeping of contracts, permits, inspections, and other project-related materials.

7. Quality Assurance & Delivery:

  • Ensure that all project deliverables meet the required quality standards, from design and construction through to final handover.
  • Coordinate final inspections and ensure that any punch list items are completed before project close-out.

8. Market Research & Analysis:

  • Conduct market research to evaluate real estate trends, competitor activities, and opportunities for future developments.
  • Analyze property values, demographics, and investment potential to make informed recommendations to stakeholders.

Skills & Qualifications:

  • Experience: At least 7-10 years of experience in real estate project management, including experience in residential, commercial, or mixed-use developments.
  • Education: A degree in Real Estate, Construction Management, Architecture, Engineering, Business Administration, or a related field.
  • Certifications: PMP (Project Management Professional), LEED accreditation, or other relevant certifications may be preferred.
  • Technical Skills: Proficiency in project management software (e.g., MS Project, Procore, or similar tools), budgeting tools, and construction management systems.
  • Leadership: Strong leadership and team management skills with the ability to work cross-functionally and lead diverse teams.
  • Communication: Excellent communication skills, with the ability to present and articulate project details clearly to stakeholders and clients.
  • Problem-solving: Strong problem-solving abilities, with a proactive approach to managing challenges and risks.
  • Knowledge: In-depth knowledge of real estate development processes, construction management, local zoning laws, building codes, and regulatory requirements.
