Nothing sends a stronger message than the aesthetics of our communities and you are the professional that will make it happen.The ideal candidate will demonstrate strong attention to detail, practical mindset, as well as an outgoing and friendly personality.REPORTS TO: Service ManagerHOW YOU WILL CONTRIBUTE:Customer Service: Create a sense of community and an outstanding living experience for residentsWelcome and greets every guest and residentProvide assistance to guests and residents by holding doors; picking up dropped items; giving directions and offering assistance to a disabled personDemonstrates service excellence through the demonstration of company values, our employee promise, policies and initiatives.Maintenance:Demonstrates care through the completion of daily repair and upkeep of the communityResponsible for the preparation of vacant units for occupancyResponsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or GHP Management Corporation and maintaining a clean work areaMaintain a thorough knowledge of GHP policies and community policies, including OSHA (Occupational Safety & Health Act) standards and company safety policiesDelivers a quality end result to residents by ensuring that repairs are completed thoroughly, in a timely manner and as per supervisor's instructionsCompletes tasks related to basic plumbingPrepares unit walls When staffing situation requires, completes unit painting projects to meet market ready requirementsCompletes basic appliance repairs and services Completes basic electrical tasksParticipates and assists in major appliance installationsCompletes simple carpentry workDemonstrates a high level of technical ability within the repair requirements of the community.Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.Mentors other Maintenance Technicians and helps with their development and learning of new techniques and skillsOther duties as assignedYOU HAVE:Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environmentPersonable, positive, team-oriented mindset2-5 years in property management or hospitality as a technician or similar experienceHVAC certified a plusA High School Diploma or equivalentAbility to understand basic instructions verbally or in written formAbility to multi-task and have good organizational skillsMay be required to drive a golf cart.Physical Requirements:Regular and physical attendance is required. This position works both indoor and outdoor. Depending on assignment may be subject to the natural elements. Works in low to moderate noise levels.Frequently move/traverse, ascend/descend stairs in/around apartment homes and communityConstantly positions self to bend, stoop, reach, liftFrequently lift/move/carry 25lbsOccasionally lift/move/carry up to 50lbs with/without assistanceConstantly communicate, converse and exchange information with coworkers, vendors, residents and visitorsAbility to remain in a stationary position for extended periods of timeMay require driving golf carts.The duties and responsibilities described are not a comprehensive list and additional tasks will be assigned.Salary Range: $25.00-$28.00 per hour, D.O.E.Benefits: Fully paid medical insurance available to employees along with dental, vision.
