divh2Mobile Maintenance Technician/h2pThis position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately and perform timely routine operation, inspection, maintenance, and repairs all HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities to obtain the most efficient operating results and life expectancy. Can include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility. Position assures that equipment is being maintained in an energy-efficient and safe manner, and downtime is reduced to a minimum by anticipation of necessary repairs and maintaining records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. The Engineer will perform at the highest of ethical standards, reflecting the core values of CW as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies./ph3Job Responsibilities/h3pEnsure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and other components./ppMaintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings./ppPerforms major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, condenser coil replacement, etc./ppPerforms major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc./ppPerform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a megar on said motors and compressors./ppPerform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting satisfactory client occupancy and operations./ppOperation, maintenance, and repair of all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water./ppOperation, maintenance, and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety./ppOperation, maintenance, and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances, and lines used in the system./ppOperation, maintenance, and repair of air compressors, together with distribution lines and all valves and devices for air control./ppOperation, maintenance, and repair of water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, including all supply lines, drains, water lines, control devices, and sprinkler systems./ppOperation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, and fans./ppMaintenance of elevators except where this type of equipment is serviced and maintained by specialized contractors./ppOperation, maintenance, and repair of building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices./ppOperation, maintenance, and repair of sanitary sewer systems, and sump pumps including basins, water closets, urinals, and piping./ppMaintenance and repair of trash compactors, including electrical and hydraulic systems./ppMaintenance and repair of all kitchen equipment excluding tenant-owned equipment./ppRecommend improvements to the preventive maintenance program on an ongoing basis./ppMaintain stock and inventory control./ppComply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and practicing safe work habits./ppStudy and become familiar with the various items of equipment for assigned client locations, and the methods required to use them properly to ensure required ongoing daily client activities. To include building automation systems, fire/life safety systems, and any other building-related equipment as needed./ppRecommend improvements to the preventive maintenance program on an ongoing basis./ppEnsure the management team is informed of current building operations by compiling and submitting monthly reports./ppComply with all safety procedures, maintaining good housekeeping and safety of work areas./ppRecognize danger and safety hazards and propose methods to eliminate them or use the correct PPE in performing the task needed./ppRespond effectively to all emergencies. May require light travel during emergency events./ppComply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and practicing safe work habits./ppMust maintain all Federal, State, or Local licenses required for locations assigned./ppComplete all required CW Safety Training as scheduled annually./ppComply with CW Uniform Dress Code while working and maintain a neat and clean appearance during all working hours./ppGeneral Maintenance may include but is not limited to:/ppRepairs on toilet facilities including soap dispensers./ppRepairs on registers and radiators./ppReplacement of lamps and cleaning of light fixtures./ppRemoving ceiling tile./ppMinor repairs on furniture and floors./ppMaintaining and/or replacing door hardware./ppRepair of floor maintenance equipment and Venetian blinds./ppMaintenance painting in equipment rooms, cooling towers, and other building facilities./ppAssist in the replacement of filters in the HVAC equipment./ppGeneral cleaning in mechanical spaces and perimeter inductions units/ppCleanup of equipment in the engine room and shop/ppMiscellaneous handyman work requires the limited use of hand tools./ppReplace fire extinguishers when needed/ppCandidate will be assigned a company vehicle for this mobile role. The engineer will be responsible to ensure all current vehicle maintenance utilizing CW vendor (Element) as well as ensuring current registration, insurance, and inspections are all current for their assigned vehicle. The engineer is also responsible to ensure all expenses are correctly input and processed through CW vendor, Element, or CW Workday Expense Reimbursement./ppDepending on the geographic regions, candidate may need to perform maintenance in client CEV (Controlled Environmental Vaults) locations. These locations in many cases are underground and require additional safety measures to enter and must be strictly adhered to. These locations are critical to the clients network and need to be maintained regularly./ppOther assigned operational tasks may be typically expected of the Mobile Engineer role./ph3Key Competencies/h3pCommunication Proficiency (oral and written)/ppOrganization Skills/ppTechnical Proficiency/ppProblem Solving/Analysis/ppSense of Urgency/ph3Education/h3pA High School Diploma or GED Equivalent is required./ppGraduate of an apprentice program or trade school preferred./ph3Years of Relevant Experience/h3pMinimum of four (4) years of technical experience in all aspects of building engineering with a strong background in technical aspects of HVAC equipment and systems, plumbing, electrical, equipment repair and maintenance, and overall system design and application as referenced above./ph3Licenses or Certifications/h3pCandidate must possess and maintain a valid state drivers license./ppBased on location appropriate license/permit for trade as may be required, i.e., Journeyman or Master Electrician License, City License, Operators License, Steam Engineers License, etc./ppPossess a valid Universal level certification for CFC and HFC-based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone-depleting refrigerants to the atmosphere or any similar combination of education and experience./ph3Knowledge, Skills Abilities/h3pExperience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like./ppKnowledgeable in energy management systems, techniques, and operations./ppThorough knowledge of all building systems operations, maintenance, and repair./ppExcellent interpersonal skills in dealing with tenants, clients, and vendors./ppBasic Computing Skills in Outlook, Excel Word, including proficiency in the operation of smartphone and/or iPad/tablet, uploading.pdf files, and documents, and logging into conference meetings (i.e., BlueJeans, Teams Meetings, Zoom)./ph3Physical Work Requirements/h3pEnvironment: This job operates in a professional office or commercial building environment./p/div
