Join to apply for the Lead Sales Agent - South Alabama role at Stone Martin BuildersGet AI-powered advice on this job and more exclusive features.Job SummaryThe Lead Sales Agent is responsible for all sales within their assigned subdivisions, including but not limited to generating sales and following through to closing; marketing assigned subdivisions to all consumers and cooperating brokers.Key ResponsibilitiesBuild rapport with prospective buyers and determine their wants and needs.Follow through with all incoming leads and work to transition leads to contracts through CRM platform.Set proper expectations and manage customers\' process, paperwork, and communication from initial contract through closing.Work with Sales Manager to determine the number of completed spec homes needed per market based on previous years’ data.Participate in weekly meetings with the Project Manager to review all home builds, customer concerns, and home closing dates and communicate any model home or subdivision maintenance requirements.Initiate and craft monthly marketing efforts for assigned subdivisions to produce sales needed to reach goals, stay ahead of the competition, and make homes stand out.Maintain model homes and communities to the highest standards.Deliver exceptional customer service to prospective buyers and clients.Create and maintain positive Realtor relationships throughout the area.Conduct daily audits of communities and projects under construction to ensure proper signage is displayed.Regularly visit competitor communities and understand the home market landscape; gather and utilize market data to conduct a Competitive Market Analysis and use that analysis to maximize success.Participate in available training for self-development and to improve sales techniques.Other duties, as assigned.QualificationsAbility to work weekend and/or holiday hours as applicableExcellent communication skills, both verbal and writtenProfessional attitude, appearance, and presentationAdequate computer skillsCustomer service drivenAbility to generate leads from various sourcesSelf-starter and ability to contribute in a team environmentEducation And ExperienceActive Alabama Real Estate License Required2+ years of experience in the Real Estate, New Home Construction and/or Sales Industry preferredThis Job Description does not constitute a contract of employment and may be changed at the company\'s discretion at any time.
