RESPONSIBILITIES & QUALIFICATIONS

Responsibilities:

* Maintain the Branch to a standard of excellence that reflects the quality of care we provide our residents.
* Prioritize and complete all maintenance tasks timely.
* Address maintenance issues promptly, notifying the Director when outside services are needed.
* Ensure all apartments are move-in-ready within 3 days after move-out.
* Assist in arranging service contracts and bids as assigned.
* Promptly complete items from Maintenance Request forms.
* Manage the Preventive Maintenance Work Schedule to ensure items are completed timely.
* Order supplies/chemicals as assigned.
* Identify emergency situations and respond appropriately using the applicable Bickford procedure.
* Ensure equipment remains in working order and is used safely.
* Complete Resident Monitoring System Testing Procedure Checklist as scheduled.
* Complete the Exit Door Inspection Checklist as scheduled.
* Perform emergency tests according to the Preventive Maintenance Work Schedule.
* Ensure chemicals utilized are securely stored, labeled, and used per directions, and appropriate PPE is worn.
* Ensure OSHA compliance while working in the Branch.
* Complete tasks necessary to comply with all applicable state and federal regulatory agencies.

Qualifications:

* High School Diploma or GED.
* Willing to take additional training or education, which specific states may require.
* CPR and First Aid certifications are required or willingness to obtain.
* Ability to handle multiple priorities.
* Possess written and verbal skills for effective communication.
* Competent in organizational and time management skills.
* Demonstrates good judgment, problem-solving and decision-making skills.
