Building Maintenance Specialist

The City of Takoma Park is seeking a full-time Building Maintenance Specialist to perform skilled work in the repair and maintenance of City facilities and equipment, under the general supervision of the Facility Maintenance Supervisor. The incumbent in this position is classified as an essential employee and must be able to report to work during emergency events, and be on call, on an as-needed basis.

Typical Duties:

* Inspecting City buildings and facilities for repair and maintenance needs;
* Performing HVAC maintenance and repair;
* Repairing and maintaining plumbing systems;
* Making carpentry repairs;
* Ordering building maintenance materials and supplies as needed;
* Inspecting fire alarms and fire extinguishers according to schedule;
* Scheduling work performed by outside contractors;
* Responding to after-hours emergencies;
* Performing minor electrical repairs;
* Performing painting and drywall repairs;
* Performing related duties as assigned.

Knowledge, Skills, and Abilities required to be successful are:

* Knowledge of the standard practices, methods, materials, and tools of general building maintenance;
* Knowledge of plumbing, HVAC, and electrical system maintenance and repair principles;
* Knowledge of Federal, state and local building codes and safety regulations;
* Skill in reading blueprints and schematic drawings;
* Skill in estimating the cost of repair work and preparing bid specifications;
* Skill in the use of hand and power tools;
* Skill in problem solving;
* Skill in prioritizing and planning;
* Skill in interpersonal relations;
* Skill in oral and written communications;
* Skill in maintaining effectiveness and efficiency while independently or with limited supervision.

Minimum Qualifications Include:

* Knowledge and level of competency commonly associated with completion of specialized training in the field of work;
* Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship, or experience from a similar position for a minimum of two to three years;
* Possession of or ability to obtain a valid drivers license issued by the state in which the employee resides for the type of vehicle or equipment operated;
* Basic skills typically associated with a high school education;
* Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

Preferred candidates may possess the following:

* HVAC Universal Certification;
* Successful completion of electrical and plumbing apprenticeships.

The hourly wage for this position is expected to be between $26.11 and $30.76 and will be offered at a level consistent with the experience and qualifications of the candidate. We offer a highly competitive benefits package, including 100% paid premiums of medical, dental, and vision insurance for employee only coverage, and 80% paid premiums for dependents.

This position is subject to membership in the AFSCME union.
