Essential Functions:

* Perform the repair, maintenance, restoration, and replacement of various components of the physical structure of the buildings.
* Maintain and repair locks, locking mechanisms, closers, doors, furniture, and controllers.
* Maintain and complete documentation for fire extinguishers, safety showers, eye wash stations, and other building systems.
* Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
* Prepare, prime and paint building interior and exterior surfaces and perform general maintenance tasks to maintain buildings.
* General interior maintenance - hang pictures, install keyboard trays, repair office furniture systems.
* Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
* Moves office furniture, machinery, equipment, and other materials as requested.
* Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
* Responds to emergency situations for the purpose of resolving immediate safety concerns.
* Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
* Complies with all policies for the safe storage, usage, and disposal of hazardous materials.
* Complies with all quality procedures in a GMP state.
* Participate in ongoing technical, safety, and operational process training programs.
* Maintains a clean and safe work environment.
* Clean HVAC coils, change filters and belts.
* Complete Hazard Assessments as necessary.
* Documents work performance and materials procurement as directed.
* Help in overseeing the schedule execution of calibration service for all areas.
* Initiates quality events related to OOT / OOS condition of equipment.
* Troubleshoot equipment / call in vendor onsite for emergency service when needed.
* Perform Vehicle Safety Inspection.
* Performs other related work as required and assigned.
* Manage contractors as needed.

Qualifications:

* High school diploma or equivalent; completion of an applicable technical training program is desirable.
* 2-3 years of relevant experience in general building repair and maintenance, basic plumbing, and electrical.
* Strong communication skills, both oral and written.
* Possess mechanical and electrical aptitude.
* Ability to obtain certification to operate powered vehicular equipment such as, but not limited to, fork trucks, aerial lifts, etc.
* Strong troubleshooting skills. Must possess a reasoning ability to deal with problems involving a few known variables in routine situations.
* Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Possess the ability to interpret maintenance manuals, wiring diagrams and other documents and to safely operate all company equipment.
* Position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand movement in the performance of daily duties. The position also requires both near and far vision when inspecting work and operating assigned equipment. The need to lift, carry and push tools, equipment and supplies weighing 50 pounds or more is also required. Additionally, the position requires work to be performed in all weather conditions including wet, hot, and cold. The nature of the work also requires the individual to climb ladders, use power and noise producing tools and equipment, drive motorized vehicles and heavy equipment, work in heavy vehicle traffic conditions and often work with constant interruptions.

Preferred:

* GMP knowledge
* Proficiency in any of the following systems or skills; HVAC, Air Compressors, Generators or Electrical Distribution
